Job Description

Property Manager — Single-Family Rentals & Renovations

Full-time | Remote

AllStreet is hiring a hands-on Property Manager to oversee single-family rental homes, manage resident relationships, and coordinate substantial renovations. We're looking for someone resourceful, organized, and comfortable assessing construction work—not just handling routine property administration.

You should be able to turn a property issue into a clear plan: understand what needs to be done, find the right contractor, evaluate the proposed scope and cost, and follow through until the work is completed properly.

What You'll Do
  • Manage renovations and property turns. Coordinate contractors, schedules, budgets, and completion milestones to get homes ready for residents.
  • Assess scopes of work. Review inspection reports, photos, and contractor proposals to identify necessary repairs, spot missing or unclear items, and ask informed questions before approving work.
  • Source and manage contractors. Find qualified local vendors, compare bids, negotiate pricing, and hold contractors accountable for quality, timelines, and communication.
  • Coordinate work with residents. Arrange access, explain timelines and disruptions, address concerns, and keep residents informed throughout repairs and renovations.
  • Solve problems resourcefully. Find alternatives when a contractor falls through, investigate recurring issues, and keep work moving without needing step-by-step direction.
  • Oversee daily property operations. Manage maintenance requests, support leasing and renewals, monitor rent collections, and handle resident inquiries.
  • Maintain clear records and reporting. Track project status, expenses, approvals, and outstanding issues in property management systems.
  • Exercise sound judgment. Prioritize urgent issues, escalate significant risks, and follow applicable housing and landlord-tenant requirements.
What You'll Bring
  • Experience managing residential rental properties, with direct responsibility for renovations, property turns, or significant repairs.
  • Practical knowledge of residential construction and common building systems, sufficient to evaluate proposed work, compare bids, and recognize when specialist input is needed.
  • A track record of managing contractors and following through on cost, schedule, and quality.
  • Strong resident communication skills, especially when coordinating disruptive work or resolving difficult situations.
  • Resourcefulness and ownership: you investigate problems, recommend solutions, and close the loop.
  • Strong organization and attention to detail, with the ability to manage multiple properties and projects remotely.
  • Comfort using property management software, spreadsheets, photos, video walkthroughs, and other tools to track and verify work.
  • Working knowledge of fair housing principles and landlord-tenant requirements.
  • Relevant hands-on experience and sound judgment matter more than a specific degree.
