Position Overview

As the Property Manager for Miramonti Green Residences, you will oversee the complete daily operational, financial, and administrative management of IDC's premier flagship mixed-use high-rise in Luzon. Because Miramonti is an international award-winning, EDGE-certified green building featuring active eco-friendly systems (such as photovoltaic solar panels, rainwater harvesting, and biophilic cross-ventilation), you will be directly responsible for maintaining both luxury living standards and high-performance sustainability practices. You will serve as the primary link between the Property Management Office (PMO), the Condominium Corporation, residential unit owners, and commercial tenants.

Key Responsibilities

1. Green Facility & Asset Management

  • Oversee the maintenance of sustainable infrastructure, ensuring photovoltaic panels, water recycling setups, and passive cooling/ventilation designs operate at peak efficiency.
  • Manage daily upkeep of premium amenities including the swimming pools, fitness center, landscaped open spaces, and function halls.
  • Implement a rigorous preventative maintenance schedule for all MEPFS (Mechanical, Electrical, Plumbing, Fire, and Safety) systems.

2. Financial Management & Administration

  • Formulate, implement, and monitor the annual PMO operating budget.
  • Ensure timely collection of condominium dues, commercial rents, parking fees, and construction bond deposits.
  • Manage property expenses and negotiate vendor/contractor agreements (security, housekeeping, waste management) to maximize cost efficiency without compromising quality.
  • Prepare detailed weekly and monthly operational and financial performance reports for IDC management and the Board of Directors.

3. Tenant & Community Relations

  • Serve as the main point of contact for residential unit owners, serviced apartment operators, and commercial/office space tenants.
  • Lead the smooth hand-over and fit-out process for new unit turnovers.
  • Enforce the House Rules and Regulations strictly and fairly to ensure safety, exclusivity, and harmony within the community.
  • Address and resolve tenant issues, complaints, and maintenance requests promptly.

4. Compliance, Safety & Security

  • Ensure full compliance with local building codes, occupational health and safety standards, and environmental regulations.
  • Coordinate fire drills, emergency response plans, and keep security personnel sharply aligned with high-exclusivity standards.

Required Skills and Qualifications

  • Education: Bachelor's degree in Engineering (Electrical, Mechanical), Business Administration, or a related field.
  • Experience: Minimum of 5 years of experience in property management, with at least 2–3 years managing premium residential condominiums or mixed-use developments.
  • Eco-Friendly Literacy: Strong working knowledge of green building practices. Experience managing properties with solar power integrations or EDGE/LEED certifications is highly preferred.
  • Skills: * Excellent leadership, conflict-resolution, and interpersonal communication skills (English and Tagalog).
  • Proficient in property management software, CRM systems, and financial budgeting.
  • Highly organized, proactive, and capable of functioning effectively under pressure.
  • Location: Must be willing to work on-site in Santo. Tomas City, Batangas.
