Property Management Trust Accounting Specialist - (HR46193)

Location: Remote (Philippines or Latin America)

Salary Range: 1920 - 2200 USD/month

Work Schedule: Monday to Friday, 10:00 AM – 6:00 PM, U.S. business hours

Position Overview:

The Property Management Trust Accounting Specialist will manage full-cycle trust accounting activities for a high-volume property management operation. This role requires strong technical accounting knowledge, hands-on experience with property management trust accounts, and proficiency with AppFolio. The ideal candidate is detail-oriented, dependable, and comfortable working independently while communicating clearly with a U.S.-based team.

Key Responsibilities:

  • Manage full-cycle trust accounting processes for property management operations.
  • Maintain accurate tenant, owner, vendor, and property-level accounting records.
  • Process receipts, deposits, tenant charges, deposits, credits, and owner adjustments.
  • Manage vendor credits and fund transfers accurately and in accordance with accounting procedures.
  • Reconcile trust accounts and identify and resolve discrepancies.
  • Process and review accounting transactions within AppFolio.
  • Support ownership changes and related accounting adjustments.
  • Maintain accurate records and documentation for audit and compliance purposes.
  • Communicate professionally with internal stakeholders and clients through email and, when needed, phone.
  • Identify accounting discrepancies and proactively resolve issues.
  • Follow established accounting procedures while maintaining accuracy in a high-volume environment.

Qualifications:

  • Demonstrated experience in property-management accounting, with strong hands-on trust accounting experience.
  • Proven full-cycle trust accounting exposure.
  • AppFolio proficiency is required.
  • Strong understanding of tenant, owner, vendor, and property-level accounting.
  • Experience with reconciliations, deposits, credits, transfers, and accounting adjustments.
  • Strong spoken and written English with clear, professional communication.
  • Strong Excel and/or Google Sheets skills.
  • Ability to work independently, manage competing priorities, and maintain a high level of accuracy.
  • Ideally 2+ years of property-management accounting experience.
  • Experience working with U.S.-based property management operations is strongly preferred.

Nice-to-Haves:

  • Experience with Rentvine.
  • Experience working for a large property management company, including Philippines-based property management organizations.
  • Experience operating at a Bookkeeper II or similar level.
  • Exposure to high-volume U.S. property management accounting environments.
  • Experience supporting audits or detailed accounting reviews.
  • CPA or other relevant accounting credentials.
