Job Description

About the Role

We're looking for an experienced Property Management Trainer to build and deliver a practical, hands-on training program for teams supporting property management clients.

This role goes beyond traditional training. You'll turn real-world property management workflows into system exercises, realistic scenarios, role-playing activities, simulations, and competency assessments that prove whether employees are truly ready to perform the job.

If you have strong AppFolio experience, understand property management operations inside and out, and enjoy developing people through practical coaching, this could be the opportunity for you.

What You'll Do

  • Design and maintain comprehensive property management training programs and role-specific learning paths.
  • Develop training for leasing, resident communication, maintenance coordination, vendor management, application processing, lease renewals, move-ins/move-outs, collections, property accounting, reporting, compliance, and administrative support.
  • Create hands-on training exercises using AppFolio and other property management platforms.
  • Develop realistic simulations and role-playing scenarios involving residents, prospective tenants, property managers, owners, vendors, maintenance teams, leasing teams, and accounting.
  • Train employees to handle real-world situations such as resident complaints, emergency maintenance requests, difficult conversations, delinquency follow-ups, leasing inquiries, application issues, vendor delays, and escalations.
  • Develop written, verbal, system-based, and scenario-based assessments and certification standards.
  • Provide direct, actionable feedback and identify when additional coaching or retraining is needed.
  • Customize training programs based on client procedures, systems, portfolios, communication standards, and service expectations.
  • Review client feedback, quality reports, and performance trends to identify and address training gaps.
  • Build and maintain training manuals, process maps, facilitator guides, demonstrations, exercises, and other knowledge resources.
  • Work closely with operations, account management, quality teams, recruitment, technology, subject-matter experts, and client stakeholders.
  • Help establish a scalable and repeatable property management training academy.

What We're Looking For

  • 5+ years of direct experience in property management, property management operations, or property management software training.
  • Strong, hands-on experience with AppFolio.
  • Practical knowledge of leasing, resident services, maintenance coordination, property accounting, vendor management, and portfolio administration.
  • Proven experience designing and delivering adult-learning programs.
  • Experience creating practical exercises, role-playing scenarios, system simulations, and competency assessments.
  • Strong facilitation, coaching, presentation, communication, and curriculum-development skills.
  • Ability to explain complex property management processes clearly to employees with varying levels of experience.
  • Comfortable providing candid feedback and holding trainees accountable to performance standards.
  • Strong organizational skills and the ability to work effectively with distributed and international teams.

Nice to Have

  • Experience with Yardi, Buildium, Propertyware, Rent Manager, RealPage, Entrata, or similar platforms.
  • AppFolio training, implementation, administration, or consulting experience.
  • Experience with third-party property management, multifamily, single-family rentals, HOA, commercial property management, or property management software.
  • Experience training remote, offshore, outsourced, or shared-services teams.
  • Experience building a training program from the ground up.
  • Familiarity with learning management systems and digital course-development tools.
  • Experience supporting client implementations, transitions, or new-service launches.
  • Property management, instructional design, or training certifications.

What Success Looks Like

Your impact will be measured by more than course completion. Success means:

  • More trainees passing practical certification.
  • Faster new-hire time to proficiency.
  • Stronger performance in system-based assessments.
  • Better knowledge retention after 30, 60, and 90 days.
  • Fewer errors and client-reported knowledge gaps.
  • Better employee performance after client deployment.
  • Stronger client confidence in team preparedness.
  • A scalable, documented, and sustainable property management training curriculum.

The Ideal Candidate

You're a property management practitioner who became a great trainer.

You believe that watching a video or completing a multiple-choice quiz isn't enough to prove someone is ready for the job. You know people learn by doing the work, making decisions, handling difficult conversations, practicing realistic scenarios, receiving feedback, and demonstrating competency.

If that sounds like you, we'd love to hear from you.

Apply now and help us build a property management training program that prepares people for the real work—not just the classroom.
