Job Description

Major duties, and responsibilities of an Building Engineer

  • Conduct daily inspection of the operation of mechanical, electrical, building life support system and other operational equipment which are within the scope of Property Management Agreement
  • Ensure that building rules and regulations related to safety are complied and limits uninterrupted building services to the tenants
  • Prepare the 52-Week Preventive Maintenance Calendar to ensure proper function of all the building equipment
  • Recommend solutions to equipment and building problems in order to sustain current building operation
  • Ensure that all permits and licenses related to the operation of the building and its appurtenant equipment are secured and complied on time
  • Prepare the technicians schedule. Monitor and schedule overtime only when necessary. Determine the need to call in and coordinate the work of the technicians during emergencies
  • Plan and schedule required facilities and equipment repairs and ensure work is done on time with minimal or no interruption to the building operation
  • Prepare special projects, and schedule activities during holidays and long weekends to be accomplished by technical staff
  • Recommend cost saving initiatives and energy optimization programs of the building
  • Safe keep all building as- built plans, layouts and diagrams including tenant fit-out plans
  • Recommend tools, equipment and materials necessary for building operations
  • Update and record equipment history which includes parts replacement, preventive maintenance program and cost analysis
  • Ensure proper inventory of supplies and spare parts and must track the re-order point just in time for the requirement
  • Monitor the activities and keep the service reports of preventive maintenance programs/ activities conducted by third-party contractors responsible for the upkeep of elevators, generating sets, FDAS, cooling system, and other major mechanical and electrical equipment
  • Strict implementation of the Fit-out/ Renovation Guidelines and ensures that Building specifications and restrictions are complied by tenants and contractors
  • Proper coordination with the tenants and other parties involved for the scheduled power and water interruption
  • Monitor and control activities of other utility service providers such as but no limited to power, water, communications, cable TV, etc.
  • Prepare the electrical and water meter readings for tenants and/ or residents, and submits to the Property Accountant for preparation of the billing
  • Respond to emergency calls and reported malfunctions of utility systems i.e., electrical, mechanical, elevator systems, HVAC systems, and other building services
  • Schedule and conduct the fire safety and electrical inspections ensuring a safe work environment
  • Act as the Deputy Emergency Marshall in the absence of Property Manager
  • Perform other tasks as may be assigned
