Your Role, Your Impact
PRE-OPERATIONS
- Support testing, commissioning, and punch listing of building systems and common areas.
- Represent operations in project technical and construction coordination meetings.
- Develop and maintain building technical data, including equipment database, preventive maintenance calendar, and technical profile.
- Facilitate technician acquisition and consolidate required engineering permits and licenses.
OPERATIONS
Oversee Engineering Operations & Maintenance
- Supervise shift engineers and technicians, ensure proper execution of preventive/corrective maintenance, manage common area systems, review renovation plans, and coordinate directly with residents for engineering-related concerns.
Manage Building Systems, Records & Compliance
- Prepare and implement maintenance programs for all building systems; maintain technical documents and equipment records; monitor utility consumption; ensure timely renewal of permits, licenses, and government requirements.
Coordinate with Service Providers & Utilities
- Supervise contractors and suppliers to meet SLAs, coordinate with utility providers, facilitate bidding processes, review billings, and handle purchase requests for engineering needs.
Support Reporting, Budgeting & Improvement Initiatives
- Provide accurate incident and monthly engineering reports; assist in annual OPEX/CAPEX budgeting; recommend upgrades, energy conservation measures, and other cost-saving initiatives; manage engineering materials, tools, and inventories.
If with Head Office Technical Support Group:
- Provide technical support to Operations, resolve property-related technical issues, monitor maintenance programs, track equipment parameters, and manage audit findings until closure, including conducting property inspections.
- Assist in researching, proposing, and implementing new technologies and innovation initiatives.
- Prepare and present technical reports for assigned tasks.
- Implement and monitor property standardization.
- Perform other related tasks as required.
Who We're Looking For
- Registered Electrical or Mechanical Engineer
- With a minimum of 12 years of experience in property management
- Knowledgeable in building facilities and equipment management, generator set, sewage treatment plan, electrical and water system
- Has strong customer service, communication, and computer skills
- Decisive and detail-oriented
- Efficient and trustworthy
- Has a high sense of urgency
- Has the ability to work well both as part of a team and on their own initiative
- Has good organizational skills
