TOA Global is a premier outsourcing partner dedicated to supporting accounting and finance professionals across Australia, New Zealand, North America, and the Philippines. We connect highly skilled talent with leading firms, providing a platform where expertise is valued, careers are developed, and professional excellence is celebrated at every level.
We are seeking a detail-oriented and experienced Property Accountant to manage the financial operations of a portfolio of conventional multifamily properties. In this role, you will be responsible for maintaining the general ledger, processing accounts payable and receivable, performing bank reconciliations, and supporting month-end close activities. Working strictly onsite at our modern facility to maintain maximum data compliance, you will work closely with property management teams and ownership stakeholders to serve as a trusted accounting resource ensuring the accuracy, integrity, and timeliness of property-level financial reporting.
Your Impact
- Ledger & Reporting Stewardship: Maintain the general ledger for assigned multifamily properties, including preparing journal entries, accruals, and reclassifications. Assist in preparing monthly, quarterly, and annual financial statements accompanied by variance analyses against budgets.
- Reconciliation Rigor: Perform monthly bank reconciliations across operating, security deposit, and reserve accounts, investigating and resolving all reconciling items in a timely manner.
- Budget & Cash Management: Support the preparation of annual property budgets and reforecasts. Assist with cash management by monitoring property-level cash positions and flagging funding requirements.
- End-to-End Payables Ownership: Process vendor invoices from coding to payment scheduling. Maintain organized digital records of invoices, W-9s, and certificates of insurance for audit and 1099 compliance. Review invoices against purchase orders and service agreements to resolve discrepancies.
- Resident Ledger & Rent Roll Oversight: Post rent receipts, late fees, and resident charges. Reconcile resident ledgers within the property management system, support delinquency tracking, and manage security deposit accounting for move-out dispositions. Conduct monthly rent roll reviews and tie-outs to the general ledger.
- Cross-Team & Project Collaboration: Serve as the primary accounting point of contact for property managers, leasing staff, vendors, and ownership. Support 1099 preparation, audit requests, and process improvement initiatives like software workflow optimization and chart-of-accounts standardization.
What You Bring
- Proven Experience:Minimum of 3+ years of professional accounting experience, ideally with direct exposure to real estate, property management, or a related asset-tracking industry.
- Platform Proficiency: Demonstrated hands-on experience navigating any major property management or accounting platform (such as Yardi, RealPage, MRI, AppFolio, or equivalent property software systems).
- Excel Excellence: Strong working knowledge of Microsoft Excel, including pivot tables, VLOOKUP/XLOOKUP, and SUMIFS functions applied to financial analysis.
- Academic & Industry Acumen: A Bachelor's degree in Accounting, Finance, or a related field is preferred. Solid familiarity with conventional multifamily accounting concepts (rent rolls, tenant ledgers, security deposits, CAM reconciliations).
- Meticulous Organization: Exceptional attention to detail and the organizational discipline to manage multiple property portfolios and tight month-end close deadlines simultaneously.
- Clear Communication: Ability to communicate financial information clearly and professionally with non-accounting stakeholders, including property managers, vendors, and ownership.
