The Project Development Manager (Commercial) is responsible for pioneering and leading CLDC's commercial development portfolio from concept development through project completion.
This role spearheads market research, feasibility studies, financial modeling, and master planning for commercial projects, including retail centers, mixed-use developments, office spaces, and other income-generating assets. The position requires a strategic and entrepreneurial mindset to identify viable opportunities, establish development frameworks, and drive successful project execution aligned with the company's growth objectives.
As CLDC expands beyond residential development, this role plays a critical part in establishing the foundation, standards, and processes that will support the successful development of the company's commercial portfolio.
PRINCIPAL DUTIES
Market Research & Opportunity Identification
- Conduct comprehensive market research to identify potential commercial development opportunities.
- Analyze industry trends, location viability, target markets, and competitor developments.
- Identify high-potential sites and concepts (retail hubs, mixed-use, commercial strips, etc.).
- Develop customer profiles, tenant mix strategies, and demand assessments.
Feasibility Studies & Financial Modeling
- Prepare detailed feasibility studies, including financial projections, ROI analysis, and risk assessments.
- Develop project business cases and investment proposals for management approval.
- Evaluate land acquisition opportunities and strategic partnerships.
- Ensure financial viability and sustainability of proposed developments.
Project Conceptualization & Planning
- Lead the conceptual development of commercial projects, including master planning and design direction.
- Coordinate with architects, planners, and consultants to develop project concepts and layouts.
- Define product positioning, target tenants, and unique selling propositions (USP).
- Ensure alignment of design with market demand and corporate branding.
Project Development & Execution
- Oversee all phases of project development—from pre-development to completion.
- Coordinate with internal teams (engineering, construction, marketing, sales) for seamless execution.
- Manage project timelines, deliverables, and milestones.
- Monitor project costs, budgets, and resource utilization.
Stakeholder & Partnership Management
- Establish and manage relationships with business partners, tenants, investors, and consultants.
- Lead negotiations with prospective tenants, anchor locators, and commercial partners.
- Coordinate with government agencies for permits, licensing, and regulatory compliance.
Commercial Strategy & Leasing Support
- Develop leasing strategies, pricing structures, and tenant mix plans.
- Collaborate with Marketing and Sales teams to position and promote commercial developments.
- Support pre-leasing and occupancy strategies to ensure project success.
Risk Management & Compliance
- Identify and mitigate risks related to market conditions, financial exposure, and project execution.
- Ensure all commercial developments comply with legal, regulatory, and environmental requirements.
Reporting & Performance Monitoring
- Prepare and present project updates, feasibility results, and progress reports to senior management.
- Track project performance against targets, including timelines, cost, and profitability.
JOB SPECIFICATIONS
Education: Bachelor's degree in Real Estate, Business Administration, Urban Planning, Engineering, Architecture, or any related discipline.
Experience: Minimum of five (5) years of experience in project development, preferably involving commercial or mixed-use developments. Proven expertise in feasibility studies, financial modeling, and project management. Experience in commercial property development and leasing is an advantage.
