DescriptionWe are currently seeking a highly motivated and experienced Pre-Construction Associate with a strong background in AutoCAD, Bluebeam, residential permitting, and urban planning. The successful candidate will play a vital role in supporting the pre-construction phase of our projects by utilizing their expertise in AutoCAD software for developing, drafting, and editing construction drawings and related documents. Additionally, the candidate should be comfortable contacting and communicating with permit agencies and utility districts in the United States to ensure compliance with state and local regulations and obtain necessary permits. Knowledge and experience in the field of urban planning will also be essential in assessing project feasibility and providing input on land use and zoning requirements.
Key Responsibilities- Utilize AutoCAD and Bluebeam software to develop, draft, and edit construction drawings and related documents with meticulous attention to detail.
- Collaborate with architects, engineers, and other team members to ensure accurate and precise completion of construction drawings.
- Contact and communicate with permit offices in the United States to gather information, submit permit applications, track plan check progress, and address any inquiries or issues that may arise.
- Demonstrate a proactive and persistent approach when calling government offices, staying on hold, and pleasantly pushing permit applications through the plan check process.
- Research and stay updated on California state and local building codes, regulations, and zoning requirements, paying careful attention to the specific details and nuances involved.
- Collaborate with the urban planning team to assess project feasibility, including analyzing land use, zoning regulations, and other urban planning considerations with a sharp eye for detail.
- Prepare and compile thorough and accurate documentation for permit applications, including precise permit forms, drawings, specifications, and any additional required materials.
- Coordinate and diligently track the progress of permit applications, ensuring timely approvals and proactively addressing any comments or revisions requested by permit offices and utility districts.
- Maintain meticulous records and documentation related to permits, drawings, and other project-related information, ensuring they are organized and easily accessible.
- Assist with project estimating and budgeting activities, providing detailed input on construction costs and materials as necessary.
Skills, Knowledge And Expertise- Bachelor's degree and/or further education in architecture, civil engineering, urban planning, or a related field.
- Proven experience in utilizing AutoCAD for developing, drafting, and editing construction drawings.
- Proficiency in Bluebeam software for document management and collaboration.
- Strong knowledge of US, California, and local building codes, regulations, and preferred permitting processes.
- Familiarity with urban planning/permitting concepts/terminology, land use regulations, and zoning requirements.
- Excellent verbal and written communication skills, with the ability to effectively communicate with permit offices and internal team members.
- Detail-oriented mindset with strong analytical and problem-solving skills.
- Ability to work collaboratively within a multidisciplinary team environment.
- Strong organizational skills and the ability to manage multiple tasks and priorities simultaneously.
- Self-motivated and proactive, able to work independently and meet deadlines.
- Proficiency in Microsoft Office (Word, Excel, etc.), Google Suite (Google Docs, Sheets, Drive, etc.), and AirTable.
