Job Description
Why This Role Matters
In this role, you will be at the center of KMC's expansion strategy, identifying and securing the properties that will house our next centers, managed offices, and enterprise client solutions. You will build and manage relationships with top brokerage firms and landlords, drive competitive negotiations that protect the company's commercial interests, and lead the financial and strategic analysis that informs Board-level investment decisions. This position is instrumental in shaping where and how KMC grows.
What You'll Be Doing:
Real Estate Acquisition & Expansion
- Identify and source new office, managed office, coworking, BTS (Build-to-Suit), and commercial property opportunities
- Build and maintain relationships with commercial real estate brokers, developers, building owners, landlords, asset managers, and investment funds
- Create and maintain an active acquisition pipeline, conducting site assessments and feasibility reviews to evaluate expansion opportunities
Broker & Landlord Management
- Manage key brokerage relationships including CBRE, JLL, Cushman & Wakefield, Colliers, Leechiu, Santos Knight Frank, Prime Philippines, Savills, and independent firms
- Negotiate lease rates, rent-free periods, fit-out contributions, escalation clauses, security deposits, expansion rights, renewal options, and exclusivity arrangements
- Drive competitive tension among landlords to secure the best possible commercial terms
Market Research & Competitive Intelligence
- Lead market analysis covering vacancy rates, rental trends, building pipelines, and demand drivers across business districts
- Track competitor activity across flexible workspace operators such as IWG/Regus, WeWork, The Executive Centre, Servcorp, and others
- Produce Quarterly Market Intelligence Reports, Competitor Scorecards, and Site Benchmarking Reports
Financial Analysis & Investment Evaluation
- Build and maintain financial models covering ROI, IRR, NPV, payback period, and sensitivity analysis for all proposed acquisitions
- Develop commercial assumptions on rental scenarios, occupancy, seat utilization, and revenue forecasts
- Prepare Investment Memorandums and Acquisition Financial Models to support decision-making
Board Approval & Due Diligence
- Serve as project lead for real estate investment approval requests, preparing executive-level Board presentations
- Coordinate legal, technical, financial, and commercial due diligence, validating ownership documentation, permits, and zoning compliance
- Identify transaction risks and develop mitigation plans
What You Bring
Experience
- 7 to 10+ years of experience in commercial real estate, corporate real estate, leasing, acquisitions, investments, or brokerage
- Preferred experience in flexible offices, coworking, office developments, or Build-to-Suit projects
Core Skills
- Strong negotiation and stakeholder management with brokers, landlords, and developers
- Financial modeling and investment analysis (ROI, IRR, NPV, sensitivity analysis)
- Market research and competitive intelligence
- Executive-level presentation and Board reporting skills
- Due diligence and risk assessment
Education / Certifications
- Bachelor's degree in Real Estate, Finance, Business, Economics, Engineering, or Architecture
- MBA, Real Estate Certification, CCIM, RICS, or equivalent qualifications preferred
Nice-to-Have
- Background in real estate investment analysis or corporate portfolio strategy
- Experience navigating multi-market or multi-country real estate transactions
- Strong commercial instincts with the ability to drive favorable deal terms
- Comfort presenting to senior leadership and Boards of Directors
