Job Description

POSITION DESCRIPTION

The Office Leasing Manager is responsible for managing the leasing process for office spaces, with a focus on the BPO and IT-BPM sectors. This includes prospecting new tenants, negotiating lease agreements, and maintaining strong tenant relationships.

The role also involves collaborating with property management teams to ensure that office spaces meet tenant requirements while optimizing occupancy and revenue. In overseeing leasing operations for Business Process Outsourcing (BPO) and office spaces, the manager must address the specific needs of BPO companies, such as flexible space configurations, high-density occupancy, and 24/7 operations.

KEY RESULTS AREAS

1. Tenant Acquisition:

-Identify and attract potential BPO and Office tenants through targeted marketing efforts, networking, and industry connections.

- Establish and maintain strong relationships with potential tenants, including local and multinational companies.

- Develop and implement marketing strategies to promote available Office spaces to prospective tenants.

2. Lease Negotiations and Management:

- Lead negotiations for lease terms, conditions, and pricing tailored to the unique needs of BPO and Office tenants, such as flexible lease terms, fit-out requirements, and technology infrastructure. - Prepare, review, and finalize lease agreements, ensuring compliance with legal requirements and company policies.

- Develop and execute marketing strategies to promote office leasing spaces, including digital marketing and offline efforts like trade shows or industry-specific events.

3. Tenant Retention and Relations:

- Build and maintain strong relationships with existing tenants to ensure high tenant satisfaction and retention.

- Address tenant concerns and requirements promptly, coordinating with property management to resolve any issues.

- Conduct regular meetings with tenants to discuss lease renewals, expansions, or other needs.

4. Market Research and Analysis:

- Conduct research on the BPO and Office sector to stay informed about industry trends, space requirements, and competitive properties.

- Analyse market data to provide recommendations on rental rates, lease structures, and space configurations.

- Identify opportunities for space optimization and revenue enhancement.

5. Financial Management:

- Monitor leasing performance metrics, including occupancy rates, rental income, and lease renewals.

6. Space Planning and Management:

- Work with the design and operations teams to ensure that leased spaces meet the specific needs of Office tenants, including layout, power, and connectivity requirements.

- Oversee the planning and execution of fit-out projects, ensuring timely delivery and compliance with tenant specifications if any.

7. Legal and Compliance:

- Ensure all leasing activities comply with relevant laws, regulations, and company policies.

- Stay updated on changes in real estate laws and Office Space industry regulations that may impact leasing activities.

8. Documentation and Reporting:

- Maintain accurate records of all leasing transactions, tenant communications, and space management activities.

- Provide regular reports to senior management on leasing activity, market trends, and tenant feedback.

9. Collaboration and Coordination:

- Coordinate with property management, facilities, IT, and security teams to ensure that leased spaces are fully operational and meet tenant requirements.

- Participate in cross-functional meetings to discuss leasing strategies, property improvements, and tenant satisfaction.

QUALIFICATIONS

Education: Bachelor's degree in Business Administration, Real Estate, Management, or a related field.

Experience:

At least 4-5 years of experience in office leasing, with specific experience in leasing to BPO/ITBPM clients preferred.

Skills:

- Strong interpersonal and communication skills, with the ability to engage with senior executives and key decision-makers

- Excellent communication and relationship management abilities.

- Strong knowledge of the BPO and IT-BPM sectors and their real estate needs.

- Proficiency in leasing and property management software, as well as Microsoft Office Suite.

- Analytical skills with the ability to interpret market data and financial reports.
