Job Description

Key Responsibilities:
  • Analyze broker OM, T12s, and rent rolls; normalize income and expenses
  • Identify loss-to-lease and adjust vacancy assumptions
  • Build 5-year projections and model refinance/exit scenarios
  • Run sensitivity analyses (exit cap, rent growth, interest rates)
  • Review and finalize underwriting decisions
  • Pull rental and sales comps; validate rent assumptions with property managers
  • Research taxes, insurance, and utilities; flag aggressive broker assumptions
  • Deliver first-pass underwriting within 24 hours; final version within 48 hours
  • Maintain clean deal tracker and organized Google Drive files
  • Highlight missing data or unusual expense items proactively

Required Skills & Experience:
  • Advanced Excel proficiency (formulas & modeling, not just data entry)
  • 1–2 years multifamily underwriting experience
  • Comfortable reading T12s and rent rolls independently
  • Strong analytical thinking and attention to detail
  • Excellent written English
  • Reliable internet and ability to attend Zoom meetings
  • Bookkeeping/QuickBooks experience (chart of accounts & reconciliations) is a plus
