Job Description

Position Overview

The Multi-Skilled Technician (Operations) provides hands-on technical support for daily facility operations, responding to real-time service requests, addressing building system issues, and ensuring optimal facility performance and occupant satisfaction. This role focuses on immediate operational needs, reactive maintenance, and troubleshooting across multiple trades to maintain safe, comfortable, and functional building environments.

Key Responsibilities

Responsive Service Delivery

The Multi-Skilled Technician (Operations) serves as the frontline responder for facility service requests and operational issues, monitoring and responding to work orders in the CMMS promptly based on priority levels, addressing tenant and occupant service calls including comfort complaints, equipment malfunctions, and facility concerns, troubleshooting and resolving issues efficiently to minimize downtime and occupant disruption, and communicating status updates to requestors and management throughout the resolution process. The role requires quick assessment of problems, determination of appropriate solutions, and execution of repairs or escalation when specialized expertise is needed.

Building Systems Operation and Monitoring

Daily monitoring and operation of building systems ensures continuous, reliable facility performance. This includes conducting regular rounds to inspect equipment operation and identify potential issues, monitoring building automation system (BAS) for alarms, setpoint deviations, and performance anomalies, making operational adjustments to HVAC systems, lighting controls, and other equipment to maintain comfort conditions, responding to temperature complaints and adjusting thermostats, dampers, or system settings as needed, and performing minor repairs and adjustments to restore normal operation quickly. The role maintains awareness of building conditions and equipment status throughout the day to address issues proactively before they impact occupants.

Multi-Trade Maintenance Skills

The Multi-Skilled Technician performs maintenance and repair work across multiple disciplines including HVAC maintenance such as filter changes, belt replacements, minor component repairs, and system startups/shutdowns, electrical work including lamp replacements, ballast changes, receptacle repairs, and circuit troubleshooting (within qualification limits), plumbing repairs covering faucet repairs, toilet/flush valve replacements, drain clearing, and minor leak repairs, carpentry and general building maintenance including door hardware adjustments, drywall patching, painting touch-ups, and fixture installations, and grounds and exterior maintenance such as walkway maintenance, minor landscape issues, and building perimeter inspections. The role requires versatility to handle diverse maintenance needs efficiently.

Emergency Response

Serving as a key responder during facility emergencies, the Multi-Skilled Technician addresses equipment failures, system outages, water leaks, and other urgent situations requiring immediate attention, assesses situations quickly to determine severity and appropriate response actions, implements temporary solutions or workarounds to minimize business disruption while permanent repairs are arranged, coordinates with emergency services, utilities, or specialized contractors when situations require external assistance, and documents emergency events including actions taken, resources deployed, and follow-up requirements. The role maintains composure under pressure and makes sound decisions to protect building occupants and assets.

Tenant and Occupant Support

Providing excellent customer service is central to this role. The Multi-Skilled Technician interacts professionally with tenants, occupants, and visitors while addressing service needs, explains work being performed and expected completion timeframes clearly, maintains respectful awareness of occupied workspace when performing repairs in tenant areas, coordinates access to spaces requiring service and minimizes disruption to business operations, and follows up to confirm issues are resolved satisfactorily and occupants are satisfied with service. The role serves as a visible representative of the facilities team, building positive relationships through responsive, courteous service delivery.

Safety and Compliance

Operating safely and in compliance with regulations protects both the technician and building occupants. The Multi-Skilled Technician follows all safety procedures including lockout/tagout, confined space entry, and fall protection protocols, uses personal protective equipment appropriate for tasks being performed, identifies and reports safety hazards including equipment defects, trip hazards, and environmental concerns, maintains clean, organized work areas and properly stores tools and materials, and complies with building codes and manufacturer requirements when performing repairs. The role participates in safety training and demonstrates consistent adherence to safe work practices.

Documentation and Communication

Accurate documentation ensures continuity and provides visibility into facility activities. The Multi-Skilled Technician records work performed, parts used, and time spent in the CMMS for all work orders, documents equipment conditions, deficiencies identified, and recommendations for follow-up action, communicates significant issues or concerns to supervisors and engineering staff promptly, maintains accurate logs for equipment operation, rounds, and inspections, and provides input during shift handoffs to ensure seamless coverage and continuity. The role ensures information is captured clearly and completely to support decision-making and historical records.

Tool and Equipment Management

Proper care and management of tools and equipment supports efficient work execution. The Multi-Skilled Technician maintains assigned tools in good working condition and reports damage or loss promptly, operates facility equipment including lifts, ladders, and specialized tools safely and according to training, ensures company vehicles (if assigned) are maintained, fueled, and properly secured, and manages key and access card assignments responsibly to maintain facility security. The role treats organizational assets with care and accountability.

Collaboration and Teamwork

Working effectively with others enhances overall facility performance. The Multi-Skilled Technician collaborates with other technicians to address complex issues or tasks requiring multiple skill sets, assists preventive maintenance technicians with scheduled tasks when operational demands allow, coordinates with contractors working on site to ensure integration with facility operations, participates in team meetings and contributes ideas for operational improvements, and supports colleagues during high-volume periods or challenging situations. The role demonstrates flexibility and willingness to help achieve team objectives.

Continuous Learning and Development

Maintaining and expanding technical capabilities ensures ongoing effectiveness. The Multi-Skilled Technician participates in training programs to develop new skills and maintain certifications, seeks guidance from senior technicians and supervisors to improve troubleshooting abilities, stays informed about building system changes, equipment upgrades, and operational procedures, and demonstrates initiative in learning about equipment, systems, and technologies in the facilities. The role takes ownership of professional development and skill enhancement.
