Job Description

About the Role

We are seeking an experienced Mechanical, Electrical, Plumbing & Sanitary, and Fire Protection (MEPF) Team Leader to lead our MEPF quantity surveying team. You will check take-offs and costing for all MEPF systems, supervise and train QS staff, and make sure our estimates are technically sound and commercially competitive.

Key Responsibilities

Quantity Take-off and Checking

  • Review and verify quantity take-offs for mechanical (HVAC, ventilation, ducting), electrical (power, lighting, auxiliary systems, FDAS, CCTV, data), plumbing and sanitary (water supply, drainage, sewer, fixtures), and fire protection (sprinklers, standpipes, fire pumps) systems.
  • Check take-offs against drawings, schematics, equipment schedules, and specifications for completeness and accuracy.
  • Standardize take-off methods, templates, and checklists for MEPF works.

Costing and Estimating

  • Review and approve cost build-ups for MEPF materials, equipment, labor, testing, and commissioning.
  • Validate equipment selections and pricing against specifications and supplier quotations.
  • Prepare or check MEPF estimates for tenders, budgets, and value engineering options.
  • Evaluate MEPF subcontractor and supplier offers and prepare comparative bid analyses.
  • Maintain the MEPF cost database and price references.

Contract and Cost Control Support

  • Assist in evaluating MEPF variation orders, change orders, and claims.
  • Review MEPF progress billings and quantity verifications.
  • Support budget monitoring and report cost deviations.

Team Leadership and Training

  • Supervise, assign, and review the work of the MEPF QS team.
  • Train QS staff on reading MEPF drawings, system components, measurement practices, and pricing.
  • Conduct regular quality checks on team outputs and provide coaching.
  • Help develop MEPF estimating guidelines and training materials.

Coordination

  • Coordinate with MEPF engineers, designers, procurement, and site teams on scope clarifications and technical queries.
  • Work with the CSA Team Leader on interface items (openings, sleeves, equipment pads, ceiling coordination) and consolidated estimates.

Qualifications

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Sanitary Engineering, or a related field.
  • Licensed Mechanical Engineer, Electrical Engineer, or Master Plumber (preferred; required for some roles).
  • Member of the Philippine Institute of Certified Quantity Surveyors (PICQS).
  • At least 7–10 years of MEPF QS, estimating, or design experience in building projects, with at least 2–3 years in a supervisory or team lead role.
  • Broad working knowledge of all MEPF disciplines, with strong expertise in at least one.
  • Ability to read and interpret MEPF drawings, riser diagrams, load schedules, and equipment schedules.
  • Familiarity with relevant codes and standards (e.g., electrical, plumbing, and fire codes; NFPA) as applied to costing.
  • Proficient in MS Excel (advanced), AutoCAD, and take-off or estimating software. BIM or Revit MEP knowledge is an advantage.
  • Experience in tendering, subcontractor evaluation, variations, and progress billing.
  • Strong leadership, coaching, and communication skills.
  • Detail-oriented, analytical, and able to work under tender deadlines.
