As a Mall Operations Manager, you will be responsible for the following:
Job Scope
Financial and P&L Management
- Direct responsibility for P&L, budget, and receivables of assigned building/center/area.
- Monitor income statements to ensure alignment with gross revenues and DOE budgets.
- Assess performance drivers and merchant sales against:
- Prior year's sales
- Current year budgeted sales
- Sales requirements
- Category average
- Building average
- Implement billing and collection guidelines, working closely with the Billing and Collection team to maintain minimal A/R.
- Manage quarterly budgets and provide assumptions.
Operational Management
- Implement day-to-day operations and housekeeping standards.
- Ensure adherence to operational guidelines and procedures.
- Manage and monitor maintenance, initiating improvements to the physical condition of the mall.
- Oversee facilities to ensure they are in optimal working order and supervise frontline teams.
- Coordinate with Marketing and Ad & Promo teams on events and initiatives.
- Align all operational activities with the ALI Brand and mall-specific brand identity.
Merchant Relationship Management
- Establish and maintain strong, stable relationships with merchants.
- Align daily operations with merchant needs and preferences.
- Monitor merchant performance and support merchant loyalty initiatives.
- Address merchant concerns and conduct informal update sessions.
Cross-Functional Coordination
- Collaborate with Billing and Collection for receivables management.
- Coordinate with Engineering for technical concerns.
- Work with Merchandise Mix for visual merchandising, product mix, and customer service.
- Align with Ad & Promo for marketing initiatives.
- Coordinate with Lease Contract Administration for lease management and renewals.
- Manage POS administration and system connectivity.
Lease and Contract Management
- Process requirements for lease contract negotiations (applications, renewals, amendments, terminations).
- Monitor the status of contracts within the area of responsibility, ensuring deadlines, memos, and expirations are properly managed.
Team Development
- Train and mentor Operations Associates to ensure operational excellence.
Qualifications
- Education: Bachelor's Degree in Business Studies, Business Administration, Management, or equivalent.
- Experience: 510 years of relevant experience in mall or retail management.
- Skills:
- Excellent communication, analytical, and negotiation skills.
- Strong people management and leadership abilities.
- Knowledge or experience in customer service.
