About the Role
We are seeking a dynamic and results-driven Leasing Officer to manage and grow our property portfolio in Sucat, Parañaque. In this role, you will be the primary point of contact for both lessors and lessees, overseeing the entire leasing lifecycle from property inquiries and site inspections to contract renewals and financial collections. This position requires active fieldwork to scout, identify, and secure new lessees to maintain high occupancy rates. Your main objective will be to optimize occupancy rates, maximize leasing revenue, and maintain excellent landlord-tenant relationships.
Key Responsibilities:
- Active Tenant Sourcing: Conduct frequent fieldwork and market mapping to proactively search for, identify, and pitch to prospective lessees to fill vacant properties.
- Client Relations & Inquiries: Respond promptly to all leasing inquiries for properties available for sale or rent, and build strong, long-term relationships to ensure high customer satisfaction.
- Lease Negotiation & Documentation: Negotiate competitive lease terms and rental rates between lessors and lessees. Prepare accurate draft lease contracts and ensure all legal documentation is complete.
- Financial Management: Issue monthly Statements of Account (SOA), collect rental payments and advance deposits, and secure post-dated checks (PDCs) from all tenants. Coordinate and prepare outbound rental payments and PDCs for branch lessors.
- Property Operations: Conduct ocular visits for prospective clients and perform rigorous site inspections for tenant move-ins and move-outs. Coordinate closely with the construction and maintenance teams to keep properties in peak condition.
- Portfolio & Administrative Management: Actively monitor lease expirations, secure timely renewals, and maintain organized 201 files for all lessees and lessors to ensure properties remain occupied.
- Revenue Optimization: Meet or exceed established leasing revenue targets and implement strategies to optimize overall occupancy rates.
Qualifications:
- Education: Bachelor's Degree in Business Administration, Marketing, Real Estate Management, or any related field.
- Experience: At least 2–3 years of solid experience as a Leasing Officer or in a similar property management role.
- Field Mobility: High willingness to do extensive fieldwork, client calls, and property scouting around the target area.
- Market Knowledge: Deep understanding of the local real estate market, current industry trends, and rental rates.
- Legal Awareness: Sound knowledge of basic local laws, zoning rules, and regulations related to property leasing.
- Location: Must be amenable to working on-site and doing fieldwork based out of Sucat, Parañaque.
