Responsible for the leasing of spaces in assigned Properties by effective sourcing of prospects, negotiating, and closing the deals based on approved business mix, economic and other conditions, Leasing Policies and Guidelines.
PRINCIPAL DUTIES AND RESPONSIBILITIES
- Scouts new prospects to be offered spaces for lease through research and prospecting activities.
- Determines eligibility of prospective retailers according to rental and property leasing regulations, based on Prospect Evaluation sheet and subject to Leasing Head for approval as prospect.
- Meets with approved prospects to show available space suitable to the prospect's business mix.
- Conducts presentation on ACI, particularly on the property where space being offered is located
- Provides rental information, discuss lease terms, rental amounts and conditions through Lease Proposals.
- Supervises preparation of Lease Proposal for prospective lessees, including all sales collaterals.
- Prepare and commits to target occupancy and revenue on assigned Property per year.
- Prepares pricing guides, with all supporting documents for Leasecom approval, to facilitate closing of the deal with prospective lessee.
- Collects required Security/Utilities deposit, Performance Guarantee, and all monies due after securing signed conforme on the lease proposal by lessee.
- Endorses the signed Lease Proposals and other required documents to Admin support for documentation of the lease.
- Schedules pre-renovation meeting with new lessee and other departments/units concerned.
Qualifications
- Graduate of bachelor's degree in business, Real Estate, Property Management, Commerce, Media, Communication, Public Relations, or related fields
- Preference is for 5 years in the same capacity handling
- With familiarity in SAP
- Willing to work onsite, Monday to Friday
