About the Role
The Leasing Manager is responsible for developing, implementing, and executing leasing strategies for HRI commercial projects. The role focuses on maximizing occupancy, optimizing lease rates and ensuring that leasing guidelines, contracts, and tenant relationships are aligned with HRI's commercial, legal and operational objectives.
Job description:
Leasing Strategy & Rate Development
- Develop and recommend lease rates, escalation structures, and commercial terms for all HRI commercial properties
- Conduct market studies and competitive analysis to ensure lease rates remain commercially viable and aligned with market conditions
- Prepare leasing packages, financial projections, and revenue forecasts for management review and approval
- Periodically review and update lease rates and commercial assumptions based on market performance and project requirements
Leasing Guidelines & Policies
- Prepare, implement, and regularly update leasing guidelines, standards, and policies for all HRI commercial developments
- Ensure leasing guidelines align with project positioning, branding, operational requirements, and long-term asset value
- Coordinate with Property Management, Engineering, and Design teams to ensure tenant requirements are feasible and compliant
Tenant Acquisition & Negotiation
- Actively source, attract, and secure tenants for all HRI commercial projects
- Conduct presentations, site tours, and commercial negotiations with prospective lessees
- Evaluate tenant profiles, business concepts, and financial capacity to ensure alignment with HRI's commercial objectives
- Lead lease negotiations, including commercial terms, fit-out periods, escalation clauses, and key conditions
Lease Contract Management
- Prepare, review, and coordinate lease contracts, term sheets, and related leasing documents
- Ensure all lease agreements comply with approved guidelines, internal policies, and legal requirements
- Coordinate with Legal, Finance, and Management for contract review, approvals, and execution
- Monitor lease documentation status and ensure timely completion
Stakeholder Coordination
- Work closely with Property Management, Engineering, Finance, Legal, Marketing, and Operations teams to support smooth tenant onboarding
- Coordinate tenant fit-out requirements and handover conditions with internal technical teams
- Support management in commercial discussions related to project positioning and tenant mix strategy
Reporting & Performance Monitoring
- Maintain an updated database of tenants, prospects, and leasing pipelines
- Prepare regular leasing status reports, occupancy updates, and revenue summaries for management
- Monitor leasing performance against targets and recommend corrective actions when necessary
Compliance & Risk Management
- Ensure all leasing activities comply with company policies, approved authority limits, and regulatory requirements
- Identify and manage leasing-related risks, including tenant defaults and commercial exposure
- Support dispute resolution related to lease terms in coordination with Legal and Management
Job Qualifications
- Bachelor's degree in Real Estate or Business Management, or related fields such as Engineering or Architecture
- Licensed Real Estate Broker or Registered Architect/Engineer is required
- Minimum of 6 years of relevant experience in leasing, occupier strategy, or business development
- Proven track record in premium property leasing, client acquisition, and portfolio expansion
- Proficient in leasing platforms and property management systems
- Strong negotiation acumen, analytical capability, and executive-level communication skills
- Highly polished, client-centric, and confident in engaging high-value stakeholders
