Job Purpose:
The Mall Leasing Manager is responsible for executing leasing strategies at the property level, ensuring high occupancy rates, optimizing tenant mix, and driving rental income growth. This role involves handling the day-to-day leasing operations, negotiating lease agreements, and responding to local market dynamics to secure tenants that align with the mall's positioning and target audience. The Mall Leasing Manager works closely with the Asset management, Marketing, and Projects teams to enhance tenant satisfaction and overall mall performance.
Job Scope
1. Leasing Execution & Tenant Acquisition
- Implement leasing strategies to achieve high occupancy rates and rental income targets.
- Identify, negotiate, and secure suitable tenants that align with the mall's brand positioning with close coordination the Strategic Leasing Brand Acquisition unit.
- Manage the full leasing cycle from prospecting to contract execution; conduct oculars and negotiation of lease terms, rental rates, and contract agreements.
- Checks and conducts pre-screening of Merchant's application and initial requirements.
- Conduct local market research to identify new tenant opportunities and assess competitor performance.
- Close coordination and alignment with Asset Management as they manage lease renewals, relocation and expansion.
2. Leasing Strategy, Tenant Mix Optimization, & Mall Positioning
- Ensure an optimal tenant mix that enhances customer experience and drives foot traffic.
- Collaborate with the leasing strategy team to align leasing activities with the mall's positioning.
- Monitors merchant performance, lease-out rate, occupancy rate, profitability and business growth in his/her geographic area of responsibility and recommend replacements or upgrades where necessary.
- Work closely with marketing teams to support promotional activities that benefit tenants.
- Assist Leasing Cluster Lead to develop and implement leasing plans aligned with the mall's positioning and target market.
- Checks and reviews gap analysis and category analysis which shall be used in the evaluation of merchant replacement, termination, or renewal.
3. Lease Administration & Portfolio Management
- Oversee the lease administration process, ensuring accuracy, compliance, and timely execution of lease agreements.
- Ensure that all lease terms align with company policies, legal requirements, and financial objectives.
- Provide recommendations on rental structures and escalation clauses based on market conditions.
4, Revenue Growth & Rental Performance
- Drive rental revenue growth through effective lease negotiations and pricing strategies.
- Ensure rent collections are timely and follow up on delinquencies to reduce arrears.
- Monitor rental escalations, incentives, and lease terms to optimize financial performance.
- Prepare reports on occupancy rates, rental income, and leasing performance metrics.
4. Tenant Relations & Customer Service
- Serve as the primary point of contact for tenants regarding leasing concerns.
- Conduct regular tenant meetings alongside the mall asset and marketing teams to address issues and support their business performance.
- Foster strong tenant relationships to ensure long-term lease commitments.
- Assist in resolving tenant disputes related to lease terms, payments, or compliance issues.
5. Local Market Engagement & Competitor Analysis
- Stay updated on local market trends, emerging retail brands, and competitor leasing strategies.
- Engage with local businesses and brokers to attract new tenants.
- Provide insights on consumer behavior and spending patterns to guide leasing decisions.
6. Stakeholder Management & Reporting
- Close coordination with Technical team, and Asset management team for technical requirements of prospect tenant (Utility provisions, cut-up, operating hours, etc)
- Consultant for the study, review and recommends policies, procedures, lease/rental rate/price and trends that will increase, improve and maximize merchant occupancy as well as profitability of Ayala Malls.
- Presenting and recommendation of options for assigned mall vacant, near expiring spaces to the Leasing Council.
- Presentation and pitching to prospect tenants and merchants
- Preparation of leasing monitoring and forecasting reports
