The Leasing and Operations Manager / Officer is responsible for driving tenant occupancy, maximizing revenue, and ensuring smooth day-to-day operations of assigned properties. This role combines strategic leasing, financial oversight, and operational management to enhance tenant satisfaction and asset performance.
Key Responsibilities:
Leasing Strategy & Tenant Management
- Conceptualize, develop, and implement strategies, policies, and procedures to maximize tenant occupancy and revenue.
- Identify and source prospective tenants aligned with the property's positioning and tenant mix.
- Negotiate lease terms, conditions, and commercial agreements with tenants.
- Prepare lease proposals, contracts, renewals, and related documentation.
- Conduct background checks and due diligence on potential tenants.
- Oversee tenant move-in and move-out processes.
Asset & Financial Management- Manage Profit & Loss (P&L), budgets, and receivables for assigned properties.
- Monitor income statements, ensuring achievement of revenue targets and adherence to DOE (Direct Operating Expenses) budgets.
- Analyze tenant sales performance against:
- Prior year sales
- Current year budget
- Category and building averages
- Collaborate with Billing & Collections to maintain minimal accounts receivable (A/R).
- Identify performance drivers and recommend strategies to improve tenant and property performance.
Operations Management
- Oversee day-to-day property operations in coordination with the Property Manager (housekeeping, security, maintenance, etc.).
- Ensure facilities are well-maintained and operational.
- Initiate and implement improvements in the physical condition of properties.
- Coordinate with Marketing on campaigns, events, and promotional activities.
Stakeholder & Relationship Management
- Maintain strong relationships with tenants, brokers, and property owners.
- Address tenant concerns, complaints, and disputes in a timely and professional manner.
- Ensure high levels of tenant satisfaction within company policies and regulations.
Compliance & Reporting
- Ensure lease agreements comply with legal and regulatory requirements.
- Enforce adherence to contract provisions and property house rules.
- Review tenant fit-out plans and ensure compliance with construction and contractual standards.
- Prepare and present reports on leasing performance, occupancy rates, and operational metrics.
Qualifications:
For Leasing and Operations Manager
- Bachelor's degree in Business Administration, Management, Economics, Marketing, or related field.
- Minimum 5–7 years of relevant experience in mall, retail, or office leasing and property operations.
- Proven track record in achieving leasing targets and managing P&L.
- Strong leadership and people management skills.
- Advanced analytical and strategic thinking capabilities.
- Excellent negotiation, presentation, and stakeholder management skills.
- Strong financial acumen (budgeting, financial analysis, income statements).
- Ability to manage complex projects and drive initiatives end-to-end.
- Proficiency in MS Office (Excel, Word, PowerPoint) and systems such as SAP or similar.

- Bachelor's degree in Business Administration, Management, Economics, Marketing, or related field.
- Minimum 3 years of relevant experience in leasing, property management, or similar field.
- Good understanding of leasing processes and tenant management.
- Strong communication, coordination, and interpersonal skills.
- Ability to support negotiations and prepare leasing documentation.
- Detail-oriented with good organizational and problem-solving skills.
- Basic financial analysis and reporting skills.
- Proficiency in MS Office and familiarity with property management systems (e.g., SAP is an advantage).
