Role Summary
- Lease & Utilities Accounting Analyst is responsible for the end-to-end review, analysis, and reconciliation of rental and utility expenses across leased properties. This role ensures accurate financial reporting, maintains audit-ready documentation, and serves as a key liaison between lessors, operations, and the financial reporting team.
Key Responsibilities
Lease & Utilities Oversight
- Review monthly rental and utility charges for accuracy and completeness
- Validate billing against lease agreements, escalation clauses, and usage metrics
- Coordinate with lessors to resolve discrepancies and ensure timely adjustments
Reconciliation & Documentation
- Perform monthly reconciliations of rent and utility accounts
- Maintain detailed audit trails for corrections, disputes, and approvals
- Prepare supporting schedules for accruals, prepayments, and reclassifications
Financial Reporting Support
- Provide insights and variance analysis to the financial reporting team
- Assist in month-end close activities related to lease and utility accounts
- Contribute to budgeting and forecasting of occupancy-related expenses
Process & Compliance Enablement
- Develop SOPs, checklists, and templates for rental/utilities workflows
- Ensure compliance with internal controls and external audit requirements
- Support system enhancements and automation initiatives in ERP platforms (e.g., Business Central, LS Central)
Qualifications
- Bachelor's degree in Accounting, Finance, or related field
- 3+ years of experience in lease accounting, utilities analysis, or expense reconciliation
- Strong understanding of lease structures, billing cycles, and financial reporting principles
- Proficiency in Microsoft Excel and ERP systems (Business Central preferred)
- Excellent communication and coordination skills across teams and vendors
- Detail-oriented with a proactive approach to exception handling and risk mitigation
Preferred Skills
- Experience with multi-location operations or retail environments
- Familiarity with IFRS 16 / ASC 842 lease accounting standards
- Ability to design audit-ready documentation and enable cross-functional clarity
