Business Development Head
Brief Introduction
Gothong Southern Properties is expanding its real estate development portfolio with a focus on strategic, sustainable, and high-value projects. The Business Development Head plays a critical leadership role in driving the company's growth by identifying viable development opportunities, managing end-to-end project acquisition processes, and ensuring that all initiatives are aligned with corporate objectives. This role is responsible for overseeing multiple complex development projects—from site identification and feasibility assessment to permitting, launch, and execution—ensuring system-wide business development initiatives are effectively planned, coordinated, and delivered.
Key Responsibilities
1. Business Development
Responsible for identifying, evaluating, and securing viable real estate development opportunities, including land and project acquisitions, while ensuring compliance with legal, technical, and financial requirements.
- Identify and evaluate potential sites for future development or expansion
- Conduct comprehensive analysis of real estate and economic conditions, including zoning regulations, local ordinances, technical feasibility, and development costs
- Ensure compliance with all legal, technical, and financial requirements prior to acquisition
- Develop initial financial models and investment runs to support acquisition decisions
- Assist in negotiating and documenting land and project acquisition deals
- Prepare feasibility studies to determine the highest and best use of acquired properties
- Conduct in-depth market analysis, including demographics, competition, market trends, and growth opportunities
- Maintain and manage financial models to support management decision-making and strategy development
- Monitor and report the results of strategic and operational business development initiatives to management
2. Project Development Management
Oversee and coordinate the end-to-end development process of real estate projects, ensuring alignment with project objectives, timelines, and profitability targets.
- Coordinate technical due diligence for acquired properties in preparation for project planning
- Participate in the development and completion of detailed project plans
- Oversee the application and processing of permits and licenses in compliance with government regulations
- Coordinate project launch requirements with Sales and Marketing teams
- Prepare project financials and pricing strategies for sales launch
- Monitor sales performance and marketing strategies against targets
- Track project financial performance to ensure achievement of profit margins and recommend corrective actions when needed
- Oversee project turnover in coordination with Engineering, Customer Service, and Property Management teams
- Participate in post-construction evaluations and budget reviews
- Identify project risks and develop appropriate mitigation strategies
3. People Management
Lead, develop, and manage team members to ensure high performance and continuous professional growth.
- Conduct interviews and participate in hiring processes for team expansion
- Ensure team members are properly onboarded and trained to meet job requirements
- Evaluate employee performance and support individual development plans
- Provide coaching, motivation, and leadership to improve team productivity
- Address performance issues and implement disciplinary actions when necessary
- Recognize and reward high-performing employees
Qualification Standards
Education
- Graduate of any four-year course (preferably Business, Economics, Finance, Engineering, or related fields)
Experience
- 5–8 years of experience in Project Development, preferably in the real estate industry
- Proven experience in site acquisition, feasibility studies, and project management
Skills & Competencies
- Strong understanding of technical drawings and development specifications
- Advanced financial modeling and business analysis skills (MS Excel proficiency)
- Strong knowledge of real estate market trends and investment principles
- Excellent written and verbal communication skills
- Strong negotiation and stakeholder management abilities
- Highly analytical, organized, and process-oriented mindset
- Ability to manage multiple complex projects simultaneously
