Financial Analyst

We're looking for a Financial Analyst to join our growing real estate team! In this role, you'll perform financial underwriting for multifamily acquisition, disposition, and valuation projects while supporting investment decisions through comprehensive financial analysis and asset management recommendations.

What We're Looking For:

• Minimum 2 years of experience in multifamily underwriting, apartment operations, or commercial real estate financial analysis

• Experience underwriting commercial real estate, specifically multifamily assets

• Strong ability to analyze and interpret rent rolls, T12 financial statements, lease trade-out reports, concession burn-off reports, and weekly box scores

• Advanced Microsoft Excel skills, including financial modeling, pivot tables, lookup/index functions, scenario analysis, and multi-sheet workbooks

• Strong understanding of commercial real estate financial metrics, including:

• Net Operating Income (NOI)
• Capitalization Rate (Cap Rate)
• Cash-on-Cash Return
• Internal Rate of Return (IRR)
• Debt Service Coverage Ratio (DSCR)
• Equity Multiple
• • Experience performing financial analysis, valuation, and investment underwriting
• • Proficiency using Claude AI to develop and refine asset management analysis and written recommendations
• • Excellent analytical, organizational, and problem-solving skills
• • Strong written and verbal English communication skills
• • Experience with Archer (app.archer.re) is a plus but not required (training provided)

Key Responsibilities:

Commercial Real Estate Underwriting

• Perform financial underwriting for multifamily acquisition, disposition, and valuation assignments

• Analyze rent rolls, T12 financial statements, lease trade-out reports, concession schedules, and operational data

• Identify discrepancies, normalize expenses, and validate seller-provided financial information

• Develop accurate underwriting assumptions and financial models

Financial Modeling & Investment Analysis

• Calculate and analyze Cap Rate, Cash-on-Cash Return, IRR, NOI, DSCR, Equity Multiple, and other investment metrics

• Perform scenario and sensitivity analysis across various capital structures and hold periods

• Support investment decisions through detailed financial analysis and reporting

Asset Management & Strategic Analysis

• Utilize Claude AI to prepare asset management recommendations and operational insights

• Evaluate revenue optimization opportunities, renovation returns, concession strategies, and expense reduction initiatives

• Identify operational risks and provide actionable recommendations to improve asset performance

Reporting & Documentation

• Prepare underwriting reports, financial summaries, and investment recommendations

• Maintain accurate financial documentation and underwriting records

• Collaborate with internal teams to support acquisitions, asset management, and investment strategy
