Director of Real Estate Operations & Development

ROLE OVERVIEW

• Location: Remote (with periodic travel)

• Reports to: Founder

The Director of Real Estate Operations & Development is responsible for maximizing the value of a growing real estate portfolio across operations, revenue optimization, and development. This role owns the full lifecycle of each assetfrom underperforming to stabilized, and from excess land to highest-and-best-use development.

This is a senior, hands-on role requiring real-world operating and development experience. The ideal candidate is both an operator and a builder, capable of increasing NOI while also leading complex development initiatives.

PORTFOLIO SCOPE

• Two self-storage facilities in South Carolina with expansion potential
• Motel property in Indiana with excess land for development
• Short-term rental (Airbnb) portfolio

PRIMARY RESPONSIBILITIES

Portfolio Operations & Asset Management

• Own operating performance, occupancy, revenue, and NOI across all assets
• Establish KPIs, dashboards, and reporting cadence
• Oversee property managers and third-party operators
• Identify and execute operational improvements

Self-Storage Turnaround & Expansion

• Increase physical and economic occupancy through sales and marketing strategies
• Improve lead conversion, pricing, and customer experience
• Plan and execute expansion or redevelopment of excess land
• Stabilize operations and institutionalize best practices

Motel Operations & Development

• Increase occupancy and revenue through pricing, marketing, and operational improvements
• Evaluate highest-and-best-use options for excess land (e.g., mobile home park, tiny homes, self-storage, hybrid)
• Lead feasibility studies, zoning and entitlement processes
• Coordinate architects, engineers, contractors, and consultants
• Oversee development through construction, lease-up, and stabilization

Short-Term Rental (Airbnb) Oversight

• Ensure listings are fully optimized and competitive
• Oversee pricing, marketing, and guest experience
• Manage vendors and property managers
• Drive consistency, profitability, and operational excellence

Strategy & Capital Support

• Support underwriting, development modeling, and capital planning
• Assist with financing, refinancing, and capital raises
• Advise on hold, develop, or exit decisions
• Partner with the founder on long-term real estate strategy

IDEAL CANDIDATE PROFILE

The ideal candidate has 715 years of experience in real estate operations, asset management, development, or value-add investing. They have led turnarounds, lease-ups, or development projects and are comfortable owning P&L outcomes. Experience in hospitality, self-storage, or manufactured housing is strongly preferred.

This individual is practical, decisive, and comfortable managing contractors and complexity. They bring sound judgment, execution discipline, and have already madeand learned from real-world mistakes.
