Overview

Lhoopa is seeking a Director of Partnerships to lead the expansion of its real estate development pipeline through strategic collaborations with landowners, developers, financial institutions, and other ecosystem partners.

The role is responsible for originating, structuring, and managing partnerships that enable the growth of Lhoopa's socialized and economic housing portfolio. The Director will play a key role in strengthening Lhoopa's partner network and building scalable collaboration frameworks that support long-term project development.

Working closely with senior leadership and cross-functional teams, the Director of Partnerships will identify high-potential opportunities, coordinate due diligence and regulatory requirements, and structure commercially viable partnership models that accelerate pipeline expansion.

This role is central to building a repeatable and sustainable partnership engine that supports Lhoopa's mission to improve access to affordable housing.

Build and scale Lhoopa's partnership ecosystem by establishing strategic collaborations with landowners, developers, and institutional partners that enable the sustainable expansion of socialized and economic housing projects.

The Director is accountable for developing structured partnership frameworks, driving disciplined opportunity sourcing, and ensuring partnerships are aligned with Lhoopa's commercial, regulatory, and operational objectives.

About the Role

Lhoopa is seeking a Director of Partnerships to strengthen its ecosystem of partners across land opportunities, joint ventures, and developer collaborations.

This role focuses on building and managing relationships that expand Lhoopa's project pipeline while ensuring alignment with regulatory requirements, development timelines, and commercial objectives.

The Director will collaborate closely with internal teams across legal, technical, finance, and operations to ensure partnership structures are executable, scalable, and aligned with company priorities. This role is ideal for a strategic and relationship-driven real estate professional with a strong track record in partnerships, joint ventures, and multi-stakeholder coordination.

Key Responsibilities

Land Origination & Deal Structuring

  • Source and evaluate raw land and brownfield opportunities suitable for socialized and economic housing developments
  • Assess feasibility across legal, technical, regulatory, and execution dimensions in coordination with internal teams
  • Drive transactions from initial sourcing through signing and key regulatory milestones, including License to Sell (LTS) where applicable

Partnership Strategy & Network Development

  • Identify and develop strategic partnerships with landowners, developers, and institutional partners.
  • Expand Lhoopa's partner ecosystem to support consistent pipeline growth.
  • Build structured engagement models that enable long-term collaboration.
  • Identify priority geographic markets and partnership opportunities aligned with company growth strategy.

Joint Ventures

  • Structure and negotiate joint venture arrangements with landowners or developers
  • Define commercial terms, risk allocation, governance, and exit mechanisms aligned with company return requirements
  • Coordinate JV-related due diligence across legal, technical, and regulatory workstreams
  • Drive JV projects through permitting and regulatory processes
  • Contribute to standardized JV frameworks that support scalability

Developer Ecosystem Management

  • Establish and manage strategic partnerships with developers to integrate Lhoopa into their project pipelines
  • Structure collaboration models that support socialized housing delivery and regulatory compliance requirements
  • Ensure partnership structures align with DHSUD guidelines, timelines, and margin targets

Distressed & Special Situation Assets

  • Identify acquisition opportunities involving distressed, foreclosed, or undercapitalized projects
  • Lead accelerated evaluation and negotiation processes to secure attractive investment positions
  • Coordinate integration of acquired projects into Lhoopa's development and financing framework

Due Diligence & Transaction Execution

  • Coordinate due diligence across legal, technical, financial, and regulatory workstreams
  • Manage information flow between internal teams, counterparties, and external advisors
  • Ensure documentation, approvals, and deliverables are completed on schedule

Leadership & Stakeholder Management

  • Lead and develop Partnerships & Investments team members supporting due diligence and documentation
  • Collaborate closely with legal, technical, finance, and operations teams
  • Represent Lhoopa in engagements with landowners, developers, financial institutions, LGUs, and regulators

Qualifications

  • 10–12 years of experience in Philippine real estate development, acquisitions, investments, or related roles
  • Proven track record in originating, structuring, and closing transactions across land acquisitions, joint ventures, and developer partnerships
  • Strong understanding of socialized and economic housing regulations, including DHSUD requirements
  • Established network across developers, financial institutions, and relevant public sector stakeholders
  • Strong negotiation, stakeholder management, and deal execution skills
  • Ability to manage multiple parallel transactions and lead small to mid-sized teams
