Job Description

JOB DESCRIPTION

  • Communicates the direction of the management and its goals to the team being managed.
  • Evaluates the individual and team performance of the team being managed.
  • Provides development opportunities to the team through coaching, mentoring and etc.
  • Checks prepared plans, details and documents by the Design Officer for either (1) Management Approval, (2) meetings, (3) coordination with different stakeholders (within internal or external relationships of the job scope), (4) basis for budget, estimates and bids, and (5) site implementation.
  • Reviews drawings submitted by the consultants in terms of compliance to SMEDD standards.
  • Prepares request for fee proposals from Consultants (Pre-engineering/Design/Specialty Consultants).
  • Checks request for quotations done by Design Officers.
  • Checks specifications, material and color swatches, OSM checklist and budget, cost monitoring, Architectural blue prints (for Retail Affiliates only) Owner's Instruction Slip, Request for Information, and all other needed documents for owner's approval and/or site implementation.
  • Checks estimates for Owner Supplied Materials needed for OSM Checklist and Budget.
  • Evaluates and negotiates bids prior to award or request for approval of bid from management.
  • Secures award or management approval of bid.
  • Conducts or checks result of site inspections done by Design Officer which includes pre-construction assessment, monitoring of actual site project status, inspection of mock-ups, monitoring of site implementation if as per drawings and EDD Standards, and punch listing.
  • Monitors and ensures the project (inclusive of drawing preparation and implementation as well OSM delivery and installation) are all within the timeline and budget and compliant to SM Standards/ approved design criteria.
  • Responsible for Project Status Monitoring in particular branches within the region.
  • Assesses Progress Billings of Suppliers and Contractors prior to approval and onward recommendation for payment by accounting.
  • Checks documentation and process for Contractors and Suppliers billings i.e. cost monitoring, synopsis, GR, etc.
  • Checks Project Documentation and Filing from Project Start to Close-out (inclusive of Project Documents, Drawings and Budget).
  • Monitors and ensures complete project close out in particular projects/ branches within the region.
  • Prepares and/or checks and monitors of project timeline.
  • Secure needed management approval in different aspects of the projects (i.e. drawings/ layout/design, budget, etc).
  • SAP encoding of Approved Budget.
  • Initiates resolving issues and concerns and coordinates it with various departments regarding the project being handled.
  • Attends meetings in coordination with different stakeholders (within internal or external relationships of the job scope).
  • Cascades the design updates on new management directions to the Design Officer
  • Evaluates, implements and monitors yearly design projects and improvements assigned branch.

JOB REQUIREMENTS

  • Bachelor's Degree in Architecture is required.
  • With at least 5 years of relevant work experience, including a minimum of 3 years in a managerial or supervisory capacity.
  • Must be a Licensed Architect.
