Job Description
The Construction Manager is responsible for planning, coordinating, and supervising construction projects from inception to completion. The role ensures that projects are completed on time, within budget, and in compliance with Philippine building codes, safety standards, and contractual requirements. The Construction Manager works closely with engineers, architects, contractors, government agencies, and clients.
Key Responsibilities
Project Planning & Management
- Plan, schedule, and oversee all construction activities from pre-construction to project turnover.
- Prepare and monitor project timelines, work programs, and cash flow projections.
- Review plans, drawings, and specifications to ensure constructability and compliance.
- Coordinate with architects, engineers, subcontractors, and suppliers.
Budget & Cost Control
- Develop and manage project budgets and cost estimates.
- Monitor project expenses and control costs to avoid overruns.
- Review and approve progress billings, variations, and change orders.
- Negotiate contracts with subcontractors and suppliers.
Site Supervision & Quality Control
- Supervise site operations to ensure work is executed according to plans and specifications.
- Ensure compliance with quality standards and company policies.
- Conduct regular site inspections and progress meetings.
- Resolve construction issues, delays, and technical problems.
Compliance & Safety
- Ensure compliance with Philippine laws and regulations, including:
- National Building Code of the Philippines
- DOLE Occupational Safety and Health (OSH) Standards
- Local government (LGU) permit and inspection requirements
- Implement and enforce site safety programs.
- Coordinate with safety officers and ensure proper documentation.
Coordination & Reporting
- Liaise with government agencies (LGUs, DPWH, fire department, etc.) for permits, inspections, and approvals.
- Prepare regular progress, cost, and accomplishment reports for management and clients.
- Lead project meetings and coordinate communication among stakeholders.
Qualifications & Requirements
Education
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.
- Licensed Civil Engineer or Architect is highly preferred.
Experience
- Minimum 5–10 years of relevant construction experience.
- At least 3–5 years in a managerial or supervisory role.
- Experience in residential, commercial, industrial, or infrastructure projects (specify if needed).
Skills & Competencies
- Strong project management and leadership skills.
- Knowledge of Philippine construction methods, materials, and labor practices.
- Proficiency in project management and reporting tools (e.g., MS Project, Primavera, Excel).
- Excellent problem-solving, communication, and negotiation skills.
- Ability to manage multiple projects and meet deadlines.
