Engineering Assistant

Job description: Your Role, Your Impact

  • Support the inspection, rectification, and turnover of residential units, mailboxes, and parking slots for Ready-for-Occupancy (RFO) projects.
  • Help ensure that completed units meet company quality standards and are ready for turnover to homeowners.
  • Coordinate with contractors, project teams, and internal stakeholders to monitor rectification works and project closeout activities.
  • Assist in maintaining accurate documentation, reporting, and compliance throughout the post-turnover process.

Reports to: Post Turnover Supervisor / Assistant Manager / Manager Duties and Responsibilities

  • Assist in the inspection of residential units, mailboxes, and parking slots for post-turnover projects.
  • Verify utility meter connections and conduct electrical continuity tests, functionality tests, and plumbing flow tests.
  • Confirm the completeness and compatibility of keys for units and mailboxes prior to turnover.
  • Evaluate buyers punch lists and endorse valid defects for rectification and Job Order processing.
  • Prepare and process project documentation, including IWS details, RRFs, punch lists, and related attachments.
  • Coordinate with Procurement and project teams for Job Order creation, approval, and implementation.
  • Monitor the progress and completion of unit rectification works to ensure timely delivery.
  • Inspect completed rectification works, prepare Certificates of Completion and Acceptance (COCA), and facilitate approval processes.
  • Validate contractor accomplishments, process contractor billings, and support Purchase Order technical closures.
  • Maintain accurate monitoring reports, update unit acceptance status, and coordinate turnover schedules.
  • Promote workplace safety by adhering to company health and safety standards and reporting potential risks.
  • Perform other duties and responsibilities that may be assigned from time to time.

Who We're Looking For

  • Bachelor's degree in Engineering, Architecture, or a related discipline from a reputable college or university.
  • Preferably with at least 1 year of experience in construction, property development, real estate, project turnover, quality inspection, or related engineering functions.
  • Knowledge of construction processes, quality standards, property turnover, and unit inspection activities.
  • Ability to review technical documents, punch lists, and project-related reports with attention to detail.
  • Strong coordination and communication skills with the ability to work effectively with contractors and cross-functional teams.
  • Good organizational, analytical, and problem-solving skills.
  • Proficiency in Microsoft Office applications and project documentation systems.
  • Self-motivated and capable of managing multiple tasks in a fast-paced project environment.
