Commercial & Property Manager - Retail

A leading international retail organization, operating through a joint venture structure in the Philippines, is building a national store network following a successful market entry. The business is entering a high-growth phase and requires senior commercial leadership to shape and execute its property and leasing strategy.

Role Mandate

The Commercial & Property Manager will hold end-to-end accountability for the leasing and property portfolio across the Philippines. This role leads network planning, site acquisition, lease negotiations, renewals, and exits while optimizing commercial outcomes, risk exposure, and long-term asset value.

Key Responsibilities

Own and execute the national network plan aligned with growth and capital strategy

Lead complex commercial negotiations with major landlords and developers

Manage the full lease lifecycle: acquisition, renewals, rent reviews, surrenders, and exits

Partner closely with Finance, Operations, and Executive leadership on portfolio decisions

Establish governance, reporting, and approval frameworks for property decisions

Build and lead a high-performing leasing and property team

Candidate Profile

Senior commercial leader with deep retail leasing experience

Demonstrated ownership of multi-site portfolios

Strong financial, legal, and negotiation capability

Proven stakeholder influence at executive and board level
