Commercial Estimator VA

Responsibilities

• Complete front-end commercial roofing estimates, performing material quantity, labor, equipment, and subcontractor cost calculations in Estimating EDGE
• Review commercial construction plans, specifications, details, addenda, and bid documents to establish full roofing project scopes
• Execute takeoffs for roof areas, perimeters, walls, penetrations, drains, edge metal, coping, expansion joints, and sheet metal conditions
• Calculate material coverage rates, linear footages, waste factors, insulation requirements, and tapered system configurations
• Apply technical knowledge of commercial roofing systems, including TPO, PVC, EPDM, metal roofing, vapor barriers, coverboards, and flashings
• Identify plan conflicts, missing information, and potential RFIs while preparing scopes of work, assumptions, exclusions, and unit pricing
• Conduct self-reviews for accuracy before handing off estimates to the Team Lead for final pricing strategy and risk assessment

Qualifications

• Proven commercial roofing or construction estimating experience from a corporate setting or as a Virtual Assistant
• Demonstrated ability to independently read and interpret commercial blueprints, construction plans, specifications, elevations, and roofing assemblies
• Hands-on experience using Estimating EDGE or comparable construction estimating software and takeoff platforms
• High attention to detail, process-driven workflow, and strong analytical skills for managing multiple project deadlines
