JOB SUMMARY
The Business Development Manager will be responsible for driving growth and occupancy for the company's office and/or retail portfolio. This role involves identifying potential tenants, negotiating lease agreements, building strategic partnerships, and developing initiatives to enhance tenant mix and maximize property profitability.
KEY RESPONSIBILITIES
1. Business Development & Leasing
- Identify and pursue new leasing opportunities for office and/or retail spaces.
- Develop and maintain strong relationships with corporate clients, brokers, and key decision-makers.
- Prepare and present lease proposals, negotiate terms, and close leasing transactions.
- Conduct site tours and effectively present the value proposition of each property.
- Monitor market competition, pricing, and trends to inform business strategies.
2. Strategy & Planning
- Create and implement business development strategies to meet leasing targets and occupancy goals.
- Collaborate with marketing teams to design campaigns, promotions, and events that attract prospective tenants.
- Provide market intelligence and feasibility studies for new projects or expansion areas.
- Recommend improvements in property design, amenities, or layouts based on tenant feedback and market needs.
3. Account & Relationship Management
- Maintain long-term relationships with existing tenants to ensure retention and satisfaction.
- Work closely with property management to address tenant concerns and ensure smooth handover and operations.
- Build partnerships with real estate agents, brokers, and corporate clients to expand the network and leasing pipeline.
4. Reporting & Compliance
- Prepare regular leasing reports, forecasts, and updates on business development activities.
- Ensure all leasing activities comply with company policies and local real estate regulations.
QUALIFICATIONS
- Bachelor's degree in Business, Real Estate Management, Marketing, or a related field.
- At least 5–8 years of experience in office and/or retail leasing, property development, or commercial real estate.
- Proven track record in achieving leasing and revenue targets.
- Strong understanding of real estate trends, pricing, and market dynamics.
