JOB SUMMARY:
As a Building Engineer, you will assist the Building Manager in ensuring the continuous operation of the assigned property. This role acts as the primary operational lead, supervising technical staff, security, and housekeeping to maintain safety and functionality, with a specific focus on managing manpower and emergencies during weekend and off-peak hours.
JOB REQUIREMENTS:
- Holder of a Bachelor's degree in Mechanical or Electrical Engineering.
- Preferably a licensed Engineer with a minimum of three (3) years of relevant work experience in facilities management or property management, specifically with high-rise commercial/residential settings.
- Willingness to travel between multiple cities within the managed portfolio.
- Technical familiarity with Mechanical, Electrical, Plumbing, and Fire Protection systems specific to high-rise settings (e.g., HVAC, Generator Sets, and Elevators).
- Knowledgeable in Computer Aided Design Software (AutoCAD) and MS Office.
JOB RESPONSIBILITIES:
1. Integrated Operations Leadership (Technician, Security, and Housekeeping)
- Team Supervision: Directly oversee the daily activities of technicians, security guards, and housekeeping staff to ensure a cohesive and well-maintained environment.
- Manpower Management: Monitor deployment and attendance of manpower staff, particularly during weekends, to ensure adequate coverage for continuous building operations.
- Service Standards: Ensure cleanliness, safety, and security standards are met by conducting routine physical inspections of the property.
2. Weekend Operations and Emergency Response
- Off-Peak Management: Serve as the primary decision-maker of on-site operation during weekends and off-peak hours. Ensuring that the maintenance and security protocols are strictly followed when the admin office is closed.
- First Responder: Act as the first responder for any incidents in the property (system failure, security breach, and fire alarm) and lead the immediate recovery strategies.
- Troubleshooting: Act as the first line of support for the site team on troubleshooting equipment failures before escalating to the Building Manager.
3. Preventive Maintenance and Reliability
- Execution: Actively supervise the execution of the 52-week Preventive Maintenance (PM) schedule for critical assets (Elevators, HVAC, Gensets, and Fire Alarm System).
- Logs & Data Management: Review and validate daily reports and logbooks to ensure accurate equipment uptime data records.
- Permit Compliance: Ensure all site regulatory permits (PTO, Fire Safety Inspection Certificate) are shown, valid, and up-to-date.
4. Tenant Support and Fit-Out
- Fit-Out Monitoring: Facilitate and oversee tenant fit-out improvements, ensuring contractors and vendors adhere to the Building's Technical Guidelines and House Rules.
- Tenant Relations: Handle tenant concerns professionally and resolve technical complaints related to facility operations.
