Job Summary:
The Building Engineering supports the Building Manager and/or Head of Engineering in ensuring the smooth operation and maintenance of mechanical systems and overall building functionality within a residential property.
Duties and Responsibilities:
- Ensure daily smooth operation of the building(s), addressing any operational issues promptly.
- Assist in supervising technicians, whether in-house or agency-hired, ensuring adherence to maintenance schedules and quality standards.
- Participate in the repair and maintenance of building equipment based on scheduled inspections and as issues arise.
- Monitor and document all service requests and complaints from unit owners, tenants, household staff, and guests, ensuring timely and effective resolution.
- Assist in coordinating major maintenance work with the Head of Engineering or Team Leader, following established maintenance programs for mechanical systems and building components.
- Maintain accurate records of equipment maintenance and service history.
- Obtain quotes from contractors for repairs and maintenance work as directed by the Building Manager, overseeing the completion of such projects.
- Ensure compliance with safety and security regulations, conducting inspections and repairs of safety systems such as emergency generators, lighting, sprinklers, elevator communications, and evacuation procedures.
- Assist in the preparation and submission of monthly status reports and scheduled maintenance reports to the Building Manager, Head of Engineering, or Team Leader.
- Document and report any building deficiencies identified or reported to management for resolution.
- Perform other duties and responsibilities as assigned by the Building Manager, Head of Engineering, or Team Leader.
Qualifications:
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, or a related field.
- Licensed Mechanical Engineer (PME) or Licensed Electrical Engineer (PEE) is required.
- Proven experience in building maintenance, facilities management, or a related field.
- Basic understanding of mechanical systems, HVAC, plumbing, electrical, and building automation systems.
- Strong organizational and time management skills with the ability to multitask and prioritize tasks effectively.
- Excellent communication and interpersonal skills, capable of working with diverse stakeholders including tenants, contractors, and management.
- Proficiency in computer applications such as MS Office (Word, Excel, Outlook).
- Ability to work independently with minimal supervision and as part of a team.
- Must be willing to work in designated site for this role.
