This role bridges the gap between junior technicians and senior coordinators, offering the opportunity to contribute meaningfully to project delivery, digital workflows, and innovation in BIM practices.
Key Responsibilities:
Modeling & Documentation
- Develop and maintain detailed 3D BIM models for MEP systems using Revit MEP and other BIM tools.
- Produce high-quality 2D documentation including layouts, schematics, sections, and details.
- Ensure models are aligned with project specifications, LOD requirements, and industry standards.
Project Coordination
- Collaborate with multidisciplinary teams to ensure accurate and clash-free coordination of MEP systems.
- Participate in coordination meetings and assist in resolving design and spatial conflicts.
- Support the BIM Coordinator in federating models and running clash detection reports using Navisworks or similar tools.
Quality Control & Standards
- Conduct regular model audits and quality checks to ensure compliance with company and project BIM standards.
- Maintain accurate records of model revisions, updates, and issue tracking.
- Assist in the implementation and enforcement of BIM Execution Plans (BEPs).
Technical Support & Mentorship
- Provide guidance and support to junior BIM technicians, helping them understand modeling techniques and standards.
- Assist in the development and maintenance of BIM content libraries, templates, and families.
- Contribute to internal knowledge sharing and process improvement initiatives.
Data Management & Analysis
- Extract quantities, schedules, and other data from BIM models to support cost estimation and procurement.
- Assist in integrating manufacturer-specific content and parametric components into models.
- Support the use of BIM data for downstream applications such as 4D scheduling, 5D cost planning, and 6D facilities management.
Innovation & Development
- Stay current with emerging BIM technologies, tools, and industry trends.
- Explore automation and scripting tools (e.g., Dynamo) to improve modeling efficiency and accuracy.
- Contribute to digital transformation initiatives and support the adoption of new workflows and platforms.
Qualifications:
- Diploma or Bachelor's degree in Drafting, Engineering Technology, Architecture, or a related field.
- 3–8 years of experience in BIM modeling, with a focus on MEP systems.
- Proficient in Revit MEP, AutoCAD, and Navisworks; experience with BIM 360 or ACC is a plus.
- Solid understanding of MEP systems, construction sequencing, and coordination principles.
- Strong attention to detail, organizational skills, and ability to manage multiple tasks.
Preferred Skills:
- Experience with Dynamo, Python scripting, or other automation tools.
- Familiarity with ISO 19650 standards and BIM documentation protocols.
- Knowledge of local and international MEP codes and regulations.
- Exposure to digital twin, smart building, or sustainability-focused BIM applications.
