Assistant Property Manager
Job Type: Full-Time
Work Hours: Monday to Friday, 9:00 AM to 6:00 PM Pacific time, with a 1-hour break

Job Overview:
We are seeking an experienced Assistant Property Manager to oversee a portfolio of approximately 200 residential units. This role requires a highly organized and proactive property management professional with significant hands-on experience in multifamily operations, tenant relations, leasing coordination, maintenance oversight, and vendor management. Strong proficiency in AppFolio is essential, as this role will rely heavily on the platform for day-to-day property management operations. The ideal candidate has proven experience managing large residential portfolios remotely, thrives in a fast-paced environment, and can ensure smooth operations while delivering excellent resident service.
Key Responsibilities:
- Oversee the day-to-day management of a residential portfolio of approximately 200 units
- Manage leasing activities, including applications, renewals, notices, move-ins, and move-outs
- Handle tenant communications, inquiries, and issue resolution in a timely and professional manner
- Coordinate maintenance requests, vendor scheduling, and work order follow-up to ensure timely completion
- Monitor rent collection, delinquency follow-up, and payment coordination
- Manage and maintain accurate records, tenant information, leasing documentation, and operational workflows within AppFolio
- Utilize AppFolio daily for property management operations, reporting, communication tracking, and portfolio oversight
- Coordinate with internal teams, vendors, and ownership regarding property operations, escalations, and updates
- Ensure compliance with lease terms, company policies, and applicable housing regulations
- Monitor occupancy, operational performance, and identify opportunities for process improvement
Qualifications:
- 3–5+ years of property management experience, preferably in multifamily residential portfolio management
- Experience managing approximately 200 units, with high-volume portfolio management experience preferred
- Strong knowledge of leasing operations, tenant relations, maintenance coordination, rent collection, vendor management, and resident documentation workflows
- Proficiency in AppFolio is required
- Experience working remotely in a property management capacity
- Familiarity with affordable housing, leasing compliance, and compliance-driven portfolios is a plus
- Excellent organizational skills with the ability to manage multiple priorities independently in a fast-paced environment
- Strong communication, problem-solving, and follow-through skills with a high level of attention to detail and accountability
