Job Summary:
The Assistant Research Manager will lead strategic business and market research initiatives to support the SMDC Group's expansion across key regions in the Philippines. This role involves managing research analysts, conducting feasibility and best-use studies, and providing data-driven insights for land prospecting, acquisition, and development planning. The ideal candidate brings a strong foundation in real estate, market analytics, and project development.
Key Duties and Responsibilities:
- Market and Site Research
- Conduct market feasibility and best-use studies for residential, office, retail, industrial, and hotel developments.
- Analyze site potential through economic, geographic, and socio-demographic lenses.
- Utilize tools like Power BI, Tableau, and SAP to visualize and interpret data.
- Competitor and Industry Analysis
- Perform in-depth competitor scans across all residential product types.
- Monitor emerging market trends and consumer behavior to inform strategic positioning.
- Policy and Regulatory Research
- Investigate development restrictions, CLUPs, ordinances, and national policies affecting residential development.
- Coordinate with LGUs and regulatory bodies to ensure compliance and strategic alignment.
- Project and Team Management
- Lead and mentor a team of research analysts in executing nationwide studies.
- Oversee project timelines, budgets, and deliverables from conceptualization to reporting.
- Strategic Reporting and Presentation
- Prepare executive-level reports and presentations for senior management.
- Translate research findings into actionable recommendations for expansion and investment.
Qualifications and Skills Required:
- Bachelor's degree in Business Management, Economics, Finance, or related field; MBA preferred.
- Minimum of 3 years of experience in the real estate industry, with exposure to both horizontal and vertical developments.
- Strong oral and written communication skills.
- Proficiency in Microsoft Excel, PowerPoint, SAP S/4HANA, and data visualization tools (Power BI, Tableau).
- Background in market research, financial modeling, and project development.
- Experience in managing cross-functional teams and coordinating with internal and external stakeholders.
