Job Summary

The Assistant Chief Engineer – Mechanical supports the Chief Engineer in overseeing 24/7 building operations, preventive maintenance, and system reliability. The role supervises Duty Officers and maintenance personnel, ensures compliance with mechanical standards and regulatory requirements, coordinates with electrical and technical teams, monitors equipment performance, and maintains accurate operational and maintenance records to ensure safe, efficient, and continuous building operations.

How will you contribute

Oversee the 24/7 operation of the building through Duty Officers / Shift Engineers, ensuring continuous, safe, and reliable operation of all building systems across all shifts.

Directly supervise and manage Duty Officers / Shift Engineers responsible for real-time system operation, monitoring, alarm response, incident handling, and shift reporting.

Manage and lead the Preventive Maintenance Engineer, ensuring proper planning, execution, monitoring, and continuous improvement of the Preventive Maintenance Program.

Lead the Preventive Maintenance Program for all building equipment and systems, including VRF, DOAS, electrical distribution, fire protection systems, STP, pumps, auxiliary systems, and smart building systems, ensuring compliance with statutory requirements, manufacturer standards, and RA 8495 (Mechanical Engineering Law of the Philippines), under the professional supervision framework of the Chief Engineer.

Ensure Duty Officers / Shift Engineers and maintenance personnel are properly trained and compliant with approved operating procedures, maintenance standards, escalation protocols, and emergency response procedures.

Exercise operational oversight of electrical, auxiliary, and smart systems through close coordination with the Assistant Chief Engineer – Electrical to ensure system reliability, performance, and uptime.

Monitor equipment performance, alarms, downtime, and incident trends; analyze recurring issues and implement corrective and preventive actions.

Ensure accurate and timely documentation of all operational and maintenance activities, including shift logs, PM records, inspection reports, and equipment histories.

Coordinate with the QCTM and Technical Engineer on tenant fit-out, renovation, and reinstatement works that may impact building operations, ensuring continuity of services and compliance with building standards.

Assist the Chief Engineer in identifying operational risks, system optimization opportunities, manpower requirements, cost-control initiatives, and regulatory compliance matters related to building operations.

Support emergency response and recovery activities, ensuring proper escalation, coordination, and prompt restoration of affected systems.

Consolidate and submit operations and preventive maintenance reports for review by the Chief Engineer and PMO management, and perform other duties as may be assigned.

Qualifications

Bachelor's degree in Mechanical Engineering and licensed board passer.

Minimum of five (5) years experience in building operations and maintenance, preferably in high-rise or mixed-use buildings.

Proven experience in 24/7 operations, supervising Duty Officers/Shift Engineers, and implementing preventive maintenance programs.

Hands-on experience with VRF, DOAS, fire protection systems, pumps, STP, and integrated building systems.

Knowledge of RA 8495, local building codes, and standards.

Strong skills in operations management, preventive maintenance, performance analysis, and technical supervision.

Effective leadership, coordination, and communication skills; proficient in technical reporting and building management systems.
