Job Summary: Processes consolidation, registration, and transfer of foreclosed, acquired, and sold ROPAs and bank-owned properties, regularizes documentary infirmities and deficiencies of ROPAs and bank-owned properties, and acts as paralegal and liaison officer of the Bank in various government agencies and local government units (LGUs).
Key Responsibilities:
- Handles consolidation and registration of foreclosed, acquired, and sold assets of the Bank, including checking correctness of property details, reviewing documentary requirements, and facilitating registration processes with government agencies.
- Handles annotation of Certificates of Sale, monitors expiration of redemption periods, verifies realty tax delinquencies, and updates real estate taxes of newly acquired ROPAs.
- Conducts verification, secures certified copies of titles, tax declarations, realty tax clearances, and related documents, and coordinates ocular inspection of properties with local government units.
- Analyzes and checks impositions and assessments of BIR and local government taxes and registration fees, prepares BIR forms, handles payment of taxes, and facilitates issuance of Certificates Authorizing Registration.
- Applies for and deals with the Registry of Deeds and Assessor's Office for the issuance of new titles and tax declarations for foreclosed and sold assets.
- Handles resolution of documentary infirmities and deficiencies of ROPAs and bank-owned properties by evaluating documents, reconstructing missing records, conducting verifications and research, and facilitating resolution of property-related issues with government agencies.
- Acts as paralegal and liaison officer of the Bank by conducting research and verification of case status, securing Court orders and decisions, executing affidavits and correspondence, and following up petitions and requests with Courts and government agencies.
- Establishes networks with personnel and officers of government agencies, prepares status reports, assists in replies to management, internal and external audits, and performs other related functions that may be assigned from time to time.
Qualifications:
- Minimum of 2 or more than 3 years related experience.
- Banking experience is an advantage but not required
