Job Description

Mission

As The Asset Management Analyst, you will support asset and portfolio decision-making by ensuring asset performance data, market analysis, and reporting inputs are accurate, timely, and market-aligned. You will own the foundational work of data entry, market and competitor analysis, and recurring reporting, transforming raw information into reliable insights that enable effective asset reviews, pricing discussions, and investment strategy decisions.

Outcomes

  • Accurate Asset Performance Data: Asset-level performance data and dashboards are updated weekly with 99100% accuracy, providing reliable visibility into asset and portfolio performance.
  • Timely Investor & Internal Reporting: Monthly investor reporting and internal asset management reports are delivered on time and error-free, with all data validated prior to submission.
  • Market & Competitor Analysis Execution: Competitive market data (rates, occupancy, saturation, and positioning) is consistently collected, maintained, and analyzed, ensuring assets are evaluated against current market conditions.
  • Data Entry & System Integrity: Asset, pricing, and market data is collected and entered accurately and consistently across systems, with routine audits completed to ensure 100% reliability of critical data fields.
  • Market Alignment & Risk Visibility: Market analysis clearly identifies pricing misalignment, demand shifts, or performance risks, enabling proactive asset-level and operational discussions and decision making.
  • Portfolio Analysis Support: Asset-level analysis supports portfolio reviews, variance explanations, and investment strategy discussions through well-organized, decision-ready data.
  • Process Discipline & Continuous Improvement: Standard asset management, market analysis, and reporting processes are followed consistently, with opportunities to improve efficiency, accuracy, or clarity identified and documented.

Required Skills and Technologies

1. Excel Proficiency (MustHave)

  • Intermediate to advanced Excel skills, including:
  • Pivot tables
  • Sorting and filtering large datasets
  • Basic lookups and data manipulation
  • Heavy Excel usage is central to the role

2. Market Research & Analysis Experience

  • Prior experience conducting market research or market insights work
  • Industry can vary:
  • Real estate experience is a plus
  • Experience in other asset classes (retail, office, consumer, etc.) is acceptable
  • Understanding supply vs. demand metrics is critical

3. Strong Communication Skills (Critical)

  • Nearnative or highly fluent English communication
  • Must be comfortable:
  • Calling competitors
  • Asking probing questions
  • Thinking on their feet during live conversations
  • This is essential due to mystery shopping responsibilities

A key responsibility is primary market research, including:

  • Mystery shopping / secret shopping
  • Calling competitor facilities
  • Gathering pricing, unit availability, and occupancy data
  • Capturing results accurately in spreadsheets
  • Understanding supply and demand drivers within trade areas
  • Supporting analysis using proprietary market tools (training provided)

4. Analytical & DetailOriented Mindset

  • Ability to:
  • Catch data inconsistencies
  • Maintain high data accuracy (99100%)
  • Validate inputs before reporting
  • Strong attention to detail is explicitly required

PREFERRED SKILLS BUT A BIG PLUS:

  • Real estate experience is a plus
  • Power BI or dashboards (beneficial and a strong advantage but not required at hire)
  • Advanced financial modeling
  • Complex Excel formulas or macros
  • Deep assetlevel valuation modeling
