Job Description

Job Title: Airbnb Administrator / Short-Term Rental Admin

Job Summary

The Airbnb Administrator is responsible for all properties of the owner and managing day-to-day operations of short-term rental listings. This includes guest communication, booking coordination, listing optimization, and ensuring a smooth guest experience from inquiry to check-out.

Key Responsibilities

  • Guest Communication
  • Respond promptly to inquiries, booking requests, and guest messages
  • Handle complaints, concerns, and special requests professionally
  • Provide check-in/check-out instructions and property guidelines
  • Booking & Calendar Management
  • Manage reservations across platforms (Airbnb, Booking.com, etc.)
  • Update and synchronize calendars to avoid double bookings
  • Monitor occupancy rates and adjust availability accordingly
  • Listing Management
  • Create, update, and optimize property listings
  • Upload high-quality photos and write compelling descriptions
  • Ensure pricing, amenities, and policies are accurate
  • Pricing & Revenue Optimization
  • Adjust nightly rates based on demand, seasonality, and local trends
  • Implement promotions, discounts, and minimum stay rules
  • Monitor competitor listings
  • Housekeeping & Maintenance Coordination
  • Schedule cleaning services before check-ins and after check-outs
  • Coordinate with maintenance teams for repairs and upkeep
  • Ensure units meet cleanliness and quality standards
  • Operations & Reporting
  • Track bookings, revenue, and expenses
  • Generate weekly/monthly performance reports
  • Maintain records of guest stays and feedback
  • Compliance & Documentation
  • Ensure properties comply with local regulations and permits
  • Manage guest verification and security procedures

Job Requirements

  • Proven experience in Airbnb or short-term rental management (preferred)
  • Strong communication and customer service skills
  • Highly organized with attention to detail
  • Familiarity with property management systems (PMS) is an advantage
  • Basic knowledge of pricing strategies and online platforms
  • Proficient in Microsoft Office / Google Workspace
