Job Summary

As the Research & Advisory Head for PRIME Philippines, you will be a strategic leader responsible for spearheading the development and execution of the company's research and advisory initiatives. Your role will be instrumental in generating timely and insightful real estate intelligence that supports PRIME's business development, client servicing, and thought leadership efforts. You will work closely with internal stakeholders, external clients, and media to deliver market-driven insights that shape real estate decisions and promote PRIME Philippines as a top-tier real estate advisory firm. 

1. Market Research & Intelligence

• Conduct in-depth market research to track and analyze trends, forecasts, and developments across commercial real estate sectors: office, retail, industrial/logistics, residential, hospitality, and mixed-use.
• Monitor macroeconomic indicators, demographic data, infrastructure developments, and policy changes that impact the real estate market.
• Identify market gaps and emerging opportunities to guide internal strategy and external client advisory. 

2.Client-Facing Advisory & Strategic Support

• Lead client-facing research engagements including market feasibility studies, highest-and-best use analysis, and location strategy reports.
• Present findings directly to clients, investors, and stakeholders in a clear, data-backed, and strategic manner.
• Translate data and trends into actionable recommendations that align with clients business goals and investment criteria.
• Support brokerage participating in client meetings, pitches, and presentations. 

3.Data Collection, Management & Analysis 

• Oversee the acquisition and maintenance of proprietary databases and research tools.
• Develop data collection frameworks for compiling and verifying real estate metrics such as rental rates, vacancy rates, absorption, cap rates, and yields.

4.Publications, Reports & Media Representation 

• Lead the publication of market reports, white papers, newsletters, and other research outputs on a semi-annual and ad hoc basis.
• Ensure research outputs are insightful, well-structured, visually engaging, and aligned with PRIME's branding and quality standards.
• Represent PRIME Philippines in media interviews, webinars, conferences, and industry events as a thought leader in real estate trends and insights.  

QUALIFICATIONS

1. Must have at least 10 years of experience in a research-related position that covers real estate properties and developments
2. With at least 3 years of leadership experience
3. Experience in research is preferred, especially with commercial real estate experience
4. Strong analytical skills, problem-solving skills, and the ability to process and analyze data; strong writing skills are required
5. Excellent project management skills
6. Excellent organizational skills and organizational skills
7. Solid written and oral communication skills and the ability to work independently and collaboratively
