Job Description

Our client is a leading multinational company specializing in real estate investment and asset management.

They are seeking a talented and experienced Property Accountant (CPA) to join their team in Ortigas, Manila as Team Leader. Reporting to the Financial Controller in Brisbane, Australia, the Property Accountant will play a key role in managing the financial operations of their Australian properties.
  • QUALIFICATIONS
Bachelor's degree in Accounting, Finance, or a related field (must be a CPA or equivalent).
  • Minimum of 5 years of progressive experience in property accounting or related field, with at least 2 years in a supervisory or team leader role.
Familiarity with Australian Accounting Standards (AASB), with particular emphasis on Real Estate Investment Trusts, is preferred.
  • A history of improving finance processes and a thorough understanding of control environments.
Proficiency in Microsoft Excel, alongside experience with real estate-focused accounting software such as MRi, Nexus AP, Accurri, or similar platforms.
  • Must be amenable to work onsite, 6:00 AM to 3:00 PM (Monday-Friday)

  • RESPONSIBILITIES
Lead the Manila Real Estate Finance Team as it grows, working closely with the Financial Controller and wider Finance Team in Brisbane.
  • Oversee the preparation and review of monthly, quarterly, and annual reporting and financial
statements for property portfolios and trust accounts, ensuring accuracy and compliance with Australian Financial Reporting Framework.
  • Review of monthly Balance Sheet accounts and reconciliations, ensuring all financial data accurately reflects the company's financial status.
Perform bank reconciliations for all accounts, addressing any discrepancies promptly.
  • Preparation of and importation of monthly journals in MRI, ensuring all financial transactions are accurately recorded.
Coordinate with property managers and external stakeholders to ensure accurate and efficient processing of transactions, including rents, leasing commissions, and property expenses.
  • Perform comprehensive analysis and reporting on property investment performance, evaluating profitability, cash flow, and value appreciation.
Support the budgeting and forecasting process for property portfolios, providing strategic financial insights for senior management and stakeholders.
  • Conduct detailed variance analysis between actual financial outcomes and forecasts/budgets, identifying trends and recommending corrective actions.
Ensure compliance with the Australian Financial Reporting Framework, including the preparation and lodgement of Business Activity Statements (BAS) and other statutory returns.
  • Manage and mentor junior accounting staff, fostering a culture of learning and professional development within the team.
Support the Brisbane finance team during annual audits, providing necessary documentation and explanations to facilitate a smooth audit process.
