Operations Manager – Business Operations & AI Automation

Remote, US Based

Full time (must be available during US business hours)

Compensation: $8-12/hr (depending on experience)

Own the details. Improve the systems. Help us build something bigger.

We're a growing real estate investment company that acquires, operates, and improves self-storage facilities across the United States. We're a small, entrepreneurial team with ambitious growth plans and a strong belief that smart systems, technology, and exceptional people can accomplish more than large teams and unnecessary bureaucracy.

We're looking for an exceptional Operations Manager who combines meticulous organization, strong problem-solving skills, intellectual curiosity, and a passion for technology and AI.

This is a unique opportunity for someone who enjoys both getting things done and figuring out how to get them done better.

Our ideal candidate is equally comfortable coordinating contractors, managing deadlines, and following up on outstanding tasks as they are exploring how AI and automation can eliminate repetitive work.

You don't need to know everything coming in. In fact, we value people who recognize what they don't know, ask thoughtful questions, and are eager to learn. But you do need to be someone who takes ownership, follows through relentlessly, and genuinely enjoys solving problems.

What You'll Do

1. Own Day-to-Day Operations

Coordinate operations across multiple self-storage facilities, working with local staff, contractors, vendors, and company leadership.
Manage maintenance, capital improvement projects, and operational initiatives from start to finish.
Track deadlines, secure vendor commitments, proactively follow up, and ensure projects actually get completed.
Maintain organized task management systems, documentation, and operational records.
Identify problems early, take initiative to resolve them, and keep leadership informed without requiring constant oversight.

2. Improve Systems Through AI & Automation

Become deeply familiar with our existing operations, software, workflows, and the reasoning behind them.
Identify repetitive, inefficient, or unnecessarily manual processes.
Design and implement practical improvements using AI, automation platforms, APIs, and other technology.
Connect existing tools and workflows to reduce duplicate work, minimize errors, and improve visibility.
Test, document, and refine new processes to ensure improvements are reliable and don't disrupt existing operations.
Help build the operational infrastructure that allows our company to grow without proportionally increasing headcount.

3. Grow Into a Strategic Leadership Role

Develop a comprehensive understanding of how our business operates.
Progressively assume greater responsibility for operational decisions and team coordination.
Identify opportunities to improve efficiency, reduce costs, and strengthen execution.
Help create repeatable systems that support the acquisition and integration of additional facilities.

Who We're Looking For

You are exceptionally organized.
You naturally keep track of details, deadlines, and commitments. You don't let things fall through the cracks. When someone doesn't respond, you follow up. When a project stalls, you find a way to move it forward. You take pride in closing loops.
You are humble, curious, and highly coachable.
You ask questions before making assumptions. You want to understand why things work a certain way before changing them. You welcome constructive feedback and are comfortable admitting when you don't know something. Your confidence comes from preparation and competence, not ego.
You are genuinely passionate about AI and technology.
You're more than a casual ChatGPT user. You actively explore how AI can improve your work and have experimented with AI tools, automations, or integrations. You understand that technology should solve real business problems, not create unnecessary complexity. You don't need to be a professional programmer, but you should be technically resourceful and excited to learn.
You are an independent problem-solver.
You think logically, consider the bigger picture, and anticipate potential obstacles. You know when to follow established procedures, when to take initiative, and when a decision genuinely requires management's input. You bring solutions, not just problems.
You take personal ownership of results.
You don't confuse being busy with being productive. You measure success by completed projects, resolved problems, and improved processes. You are dependable, persistent, and committed to doing things correctly, even when nobody is watching.
You want to grow with a business.
You're comfortable in an entrepreneurial environment where responsibilities evolve and opportunities expand.
You're willing to master the fundamentals before taking on larger leadership responsibilities.
You're motivated by the opportunity to make a meaningful impact.

Practical experience using AI tools to improve productivity or solve problems.
