JOB SUMMARY

The Project Director (PD) acts as the mini-General Manager of the project(s) under his or her charge — the single point of accountability and the orchestrator who carries a project from concept through operations to the eventual turnover of the community to its homeowners. The PD owns the project's business plan and financial performance, coordinates every functional team involved in its execution, and is the primary face of the company to landowners, joint-venture partners, government agencies, and the homeowners themselves.

The PD will initially take charge of the Tagaytay Project and will also oversee Calatagan South Beach, Playa Calatagan, Ponderosa, Canyon Woods, and Leisure Farms, working across a portfolio of leisure and residential estate developments at various stages of the project life cycle.

KEY RESPONSIBILITIES

1. Project Concept and Development

Leads the detailing of the project concept, masterplan, and product mix, working with design consultants, technical teams, and market research to shape a viable and marketable project.
Prepares and continuously refines the project's business plan, ensuring alignment with approved financial targets, branding, and timetable.
Coordinates the preparation of feasibility studies, financial assumptions, and investment proposals for management and Finance Committee approval.

2. Government and Regulatory Affairs

Secures and maintains all relevant government permits, licenses, and approvals (e.g., DAR Exemption, ECC, Development Permit, License to Sell, and other local and national regulatory requirements) needed at each project stage.
Builds and maintains a smooth, professional working relationship with local government units, national agencies, and regulators to keep approvals on schedule and resolve issues as they arise.

3. Project Operations and Orchestration

Runs and orchestrates day-to-day project operations based on approved financials, targets, agreements, branding guidelines, and project timetable.
Coordinates all key departments involved in the project — Technical, Survey, Permits, Marketing, Sales, Customer Service, Treasury, and Finance — to ensure the project moves forward as one integrated effort.
Conducts regular site inspections and market research (at least quarterly) to monitor progress, quality, and market positioning.
Maintains an up-to-date and accurate project inventory, and requests and liquidates project budgets as required.
Provides sales support and ensures marketing collaterals and campaigns are accurate, timely, and aligned with project positioning.

4. Financial Management

Owns the financial performance of each assigned project, ensuring it attains the minimum returns (IRR, NIAT, margins) approved by management.
Prepares and regularly updates financial assumptions, projections, and variance analysis for review by management and shareholders.
Reviews and endorses buyer counter-offers, pricing adjustments, and other commercial terms within delegated authority.
Monitors project cash flow, budget utilization, and cost-to-completion, flagging risks to management early.

5. Stakeholder, Partner, and Community Relations

Maintains close, professional relationships with landowners, joint-venture partners, business partners, and financiers throughout the life of the project.
Acts as the primary point of contact for partners and stakeholders on operational and commercial matters relating to the project.
Leads homeowners association (HOA) support and management, and oversees the smooth turnover of units, titles, and common facilities to homeowners.

6. People and Team Leadership

Directly supervises officer- and supervisory-level staff assigned to the project(s), setting priorities, reviewing output, and developing the team's capabilities.
Builds a culture of accountability and coordination among project staff and cross-functional teams supporting the project.

7. Other Functions

Assists in land acquisition due diligence and deal structuring for joint ventures, as needed.
Stays current on real estate market trends and advises the Business Development team on areas and products worth pursuing.
Data-mines and analyzes existing accounts and project performance as reference for future studies.
Performs other tasks that may be assigned from time to time.

QUALIFICATIONS

Education

Bachelor's degree in Business Administration, Real Estate Management, Engineering, Architecture, or a related field.
A Master's degree (MBA or equivalent) and/or a PRC Real Estate Broker license are strong advantages.

Experience

At least 5 years of relevant real estate experience, ideally covering project development, operations, sales, or business development.
Prior exposure to leisure, residential estate, or horizontal/vertical development projects is preferred.
Demonstrated experience coordinating cross-functional teams (technical, marketing, sales, finance) toward a shared project outcome.
Experience engaging government agencies, LGUs, joint-venture partners, or homeowners associations is a strong plus.

Skills and Competencies

Strong financial acumen — able to read and manage project P&L, cash flow, and investment returns.
Excellent stakeholder management, negotiation, and relationship-building skills across all levels, from government officials to homeowners.
Strong project management and organizational skills, with the ability to manage multiple projects and priorities at once.
Sound business judgment and problem-solving ability, with a bias for decisive, hands-on action.
Effective people leadership and team development skills.
Proficiency in Microsoft Office (Word, Excel, PowerPoint); familiarity with project management tools is an advantage.

WORKING CONDITIONS AND PHYSICAL REQUIREMENTS

Must be mobile and willing to travel regularly across project sites (Tagaytay, Calatagan, Ponderosa, Canyon Woods, Leisure Farms, and others as assigned).
Must be available to work beyond regular office hours, including weekends and holidays, when project milestones or site conditions require it.
Capable of conducting raw land and active construction site inspections, including areas with limited infrastructure.
Should maintain a professional and presentable image appropriate for representing the company to partners, government officials, and homeowners.
